Job Description

Position Summary The Assistant Maintenance Technician is responsible for maintaining the safety, cleanliness, and curb appeal of a large 60-acre community. This role primarily focuses on intensive groundskeeping, pool upkeep, and providing hands-on support to the Maintenance Supervisor for technical repairs and rental turn over.
Key Responsibilities Grounds & Landscaping:
Mow, weed eat, and edge common areas, vacant lots, and community entrances. Operate and maintain zero-turn mowers and gas-powered trimmers.
Vegetation Management:
Safely apply herbicides to fence lines, gravel areas, and drainage ditches to prevent overgrowth.
Pool Maintenance:
Daily cleaning (skimming, vacuuming, and brushing) of the community pool.
Supervisor Assistance:
Serve as a "second set of hands" for the Maintenance Supervisor on larger projects including water line repairs, electrical troubleshooting, and home "make-reads."
Waste Management:
Regular "policing" of the 60-acre grounds to remove trash/debris and cleaning community dumpster areas. "The Plus Skills" (High-Value Duties) We are specifically looking for candidates with basic knowledge in the following areas:
Painting:
Professional touch-ups on community buildings, signage, and prepping vacant homes for move-in (trim, decks, and siding).
Basic Plumbing:
Fixing leaky faucets, unclogging common area drains, and assisting with water line repairs or meter replacements.
Basic Electrical:
Replacing light ballasts, installing ceiling fans in community offices, and swapping out exterior lighting or breakers under supervision.
Carpentry & Exterior:
Basic repairs to home skirting, porch railings, and community fencing. Qualifications Ability to work outdoors in the Texas heat for 8+ hours a day. Physical stamina to lift 50+ lbs and walk several miles of property daily. Reliable transportation and a valid driver's license. Previous experience with landscaping equipment or pool maintenance is highly preferred. Specific Tasks for a 60-
Acre Property Road & Infrastructure Care:
Patching potholes in community roads and ensuring speed bumps are visible and secure.
Drainage Maintenance:
Keeping culverts and storm drains clear of debris to prevent flooding during Hill Country rains.
Equipment Upkeep:
Routine oil changes and blade sharpening for the mowers and equipment used to maintain the large acreage.

$18.00 - $22.00 per hour Expected hours: 40 per week Application Question(s): This role requires maintaining two separate properties (Live Oak and Cozy Cove). Do you have a valid driver's license and reliable transportation to travel between New Braunfels and San Antonio? Are you physically able to perform outdoor lawn maintenance for extended periods, including the use of commercial mowers, weed eaters, and blowers? Do you have at least 1-2 years of hands-on experience in basic home repairs, such as minor plumbing (fixing leaks), basic electrical (changing outlets), or carpentry? Are you available to work a consistent schedule and occasionally respond to urgent maintenance needs at either location? Do you have prior experience specifically working in a Mobile Home Park or Multi-family housing environment? Do you own a basic set of hand tools and power tools (drill, impact driver, etc.) that you are willing to use on the job?
