DEFINITION AND PURPOSE
This position provides support to the maintenance team by performing unskilled and semi-skilled labor, custodial duties, and light equipment operation. The role helps maintain clean, safe, and well-kept apartment units, buildings, and grounds for RRHA residents while assisting maintenance staff with basic repair and upkeep tasks. The position reports to the Property Manager.

ESSENTIAL KNOWLEDGE, SKILLS AND ABILITIES
Basic knowledge of custodial, landscaping, and general labor practices Ability to safely operate light equipment and vehicles for transporting materials and supplies Skill in performing routine cleaning and groundskeeping tasks Ability to follow instructions and work effectively under supervision Basic understanding of safety practices in maintenance and labor work Physical ability to perform manual labor, including lifting, bending, standing, and working outdoors in varying weather conditions Time management skills and reliability in completing assigned tasks Ability to work as part of a team and assist skilled maintenance staff Attention to cleanliness and maintaining orderly environments
RESPONSIBILITIES
Perform general labor and custodial duties such as trash removal, cleaning buildings, and maintaining common areas Conduct landscaping and grounds maintenance, including mowing, trimming, fertilizing, seeding, and weeding Assist with snow and ice removal and respond to emergency weather-related needs Maintain outdoor recreational areas such as playgrounds and basketball courts Drive trucks to transport materials, appliances, and supplies Clean apartment units, including appliances, in preparation for occupancy Assist with painting apartments under supervision Keep buildings and surrounding property clean, including sidewalks, parking lots, and community spaces Move furniture, equipment, and supplies, including support during tenant evictions when necessary Assist maintenance technicians with general construction, repairs, and facility upkeep Perform other related labor and maintenance support tasks as assigned
TRAINING, EDUCATION AND EXPERIENCE
High school diploma or equivalent required; relevant degree preferred Minimal experience in labor, maintenance, or a related field, or an equivalent combination of education and experience At least one year of experience in janitorial, custodial, or maintenance work Enrollment in or completion of a vocational program related to maintenance, construction, or a similar field
SPECIAL REQUIREMENTS
Must have a valid Virginia Operators license with a good driving record and reliable transportation. Must pass drug and complete background screenings. Must be free to travel as necessary.

Physical Activity of this position:walking, fingering-picking, pinching, and typing.
