SLHOA#1 is seeking an experienced Lead Maintenance Technician, one of superb character, who possesses a strong work ethic, is detail oriented, has proven leadership capabilities, a strong background in property maintenance, exceptional communication and coordination skills, as well as EPA Universal and CPO Certified, to assist our Director of Facilities Maintenance with the ongoing property upkeep, renovation, and management of the Facilities Maintenance Department of Sun Lakes Country Club #1 and it's various amenities. Schedule Monday-Friday, 6:00 AM-2:30 PM $27.00

Job Description/Duties Department coordination and management, under the Director of Facilities Maintenance . Responsible for the updating of facilities plan, inspection forms & logs. Assists the Director of Facilities Maintenance with the training, coaching, counseling and performance within the department. Able to troubleshoot pool chemical and potential equipment/pump issues . Cleans swimming pools and Jacuzzi's and chemically checks daily to maintain in the best possible condition with regards to the pleasure, temperature, health and safety of the residents. Also, checks and repairs as needed all self-closing, self-latching gates on a daily basis. Cleans pool furniture while maintaining swimming pools Cleans the Ramada and restrooms. Observes for problems and corrects all electrical fixtures (lights, switches, etc.), kitchen equipment, laundry room washers and dryers, tables and chairs (indoor and outdoor), and the arts and crafts equipment. Observes for problems and corrects plumbing fixtures, boiler rooms and pump room. Keeps driveways, parking lots, pool areas, tennis and shuffleboard courts clean and in good repair. Cleans air purifiers and changes air conditioning filters on a regularly scheduled basis, including the scheduled oiling of all fan motors and bearings for multiple office. Schedules changing of water filters for ice machine, pop dispenser, coffee maker (multiple locations). Regularly inspects the roof for problem areas and performs required corrections, including the cleaning of roof drains and condenser drains on the air conditioning units. Ensures all utility areas, machine rooms, equipment and tool rooms, and storage areas are maintained in a clean, safe and orderly manner. Conducts regular inspection of all signs (entire grounds) with replacements being done as needed. Checks emergency power outage lights on a monthly basis, makes repairs and/or replacements as needed. Conducts daily inspection of Fitness Center equipment to ensure good working order and safety of exercise equipment. General maintenance, such as painting, drywall repair, carpet cleaning, pool pump and motors repair, trim work, light electrical, and AC troubleshooting. Remodel work, such as tiling, repainting, concrete, stucco, and remodeling. Sets up rooms for daily activities, per specifications; reads floor plans, setups, sweeps, dusts, etc. Power washing all concrete, buildings, windows, tennis courts, and grounds. Other duties as requested.

Education High school diploma/GED; vocational school background or special schooling in maintenance courses is helpful (such as landscaping/sprinklers, paint, drywall, tile, etc.); or equivalent combination of education and experience . 3-5 years of general maintenance experience minimum (required). 2-5 years previous Lead Maintenance Tech. experience (required). Previous experience in adult community association (preferred). Certificates and Licenses Must have current Arizona Driver's License; current EPA Universal and CPO Certification (required). Equipment Utilized Power tools and maintenance equipment, power washers, paint rigs, compressors, etc. Vacuum cleaners, floor buffers, gas blowers, etc. Will drive golf cart or Association vehicle.
