POSITION OBJECTIVE
Under the direct supervision of the Property Manager, the Maintenance Supervisor is responsible for overseeing the day-to-day operations of the maintenance of one facility less than 350 units or multiple sites less than 350 units. This position is mainly responsible for supervision of a team of employees (custodian, maintenance tech, maintenance engineer). The position is responsible for the overall over site of vendors, work orders, apartment turnovers, inventory maintenance, recordkeeping and preventative maintenance.
GENERAL DESCRIPTION-ESSENTIAL FUNCTIONS

JOB RESPONSIBILITIES AND ACTIVITIES
) Staff Supervision and Leadership Supervise and manage subordinates; trains, disciplines, terminates and perform annual evaluations in conjunction with the Property Manager Supervises and directs maintenance technician(s) and/or custodian(s). Plans daily assignments and goals spends more than 50% of a day's work is performing routine maintenance tasks Oversee the training of new and existing employees on product and equipment use, technique and safety Acts as a resource for building maintenance in responding to building emergencies, including after-hours Reports unusual occurrences or suspicious activities to supervisor Keeps supervisor informed of maintenance problems through weekly meetings Property Standards Makes repairs to building, assigns work orders to self and/or others, orders parts, schedules work, budget responsibility, tracks team's productivity. Responds and coordinates work orders including:
Plumbing:
Replace faucets, snake drains, install toilet valves
Carpentry:
hang windows and doors, repair hinges, repair/replace door/window locks
Electrical:
door buzzer repair, low voltage repairs Paint and patch walls Ensures an above average scores of 80% on REAC or other physical inspections Performs and maintains records of all building and fire and life safety, operational equipment preventive maintenance/scheduled building preventative maintenance. Orders supplies, scheduled vendors, and is in charge of inventory control Conduct visits to properties to ensure consistency and a positive work environment. Inspects units during monthly pest control. Notes the condition of the unit Respond to building emergencies on after hours on call schedule Financial Results Participate in the development and adherence of budget goals Conduct annual Facilities Assessments for each property to determine capital need prioritization. Implement procurement standardization and vendor selection protocols Manage budget, track and analyze spending trends and opportunities for savings. Other duties as assigned
PERFORMANCE MEASURES

DELIVERABLES AND EXPECTED RESULTS
) Completes work assignments within establish time frames Replace angle stops, rebuild flushing mechanisms in toilets, replace faucets, change seats, stems or washers Repair or replace cast iron, galvanized and copper piping Plunge and or auger toilets, removing and replacing if necessary. Extract water from flooded apartments and set up carpet fans Replace light fixtures, ballasts, switches and plugs. Trace short circuits; replace breakers, and size wiring Replace locks, cabinet hardware, blinds, shelving, and fixtures Rekey locks and manage key inventory. Patch drywall; apply matching texture, prime and paint to match existing surfaces seamlessly Unclog toilets, tubs, bathroom sinks, kitchen sinks using a ¼" by 25' drain snake. Unclog main sewer lines using up to a 100' drain snake Diagnose a malfunctioning garbage disposal and determine if it can be repaired or replaced Change air conditioning filters and diagnose and repair HVAC system Safely handle Freon and have an Universal Certification Diagnose and repair as necessary central boiler system and ventilation systems Track parts or materials used in repairs by self and others, track stock in inventory and assets in apartments Develop, implement and track a preventative maintenance program using Yardi Track and report vacant unit turnover time, minimize operating costs while maintain property in excellent condition Communicate difficult and complex issues with peers, supervisors and corporate staff as appropriate Identify issues and problems and recommend and implement solutions Maintain a high level of productivity
