The right candidate must have excellent analytical, communication, conflict resolution, employee management skills, and good judgment. Maintenance Supervisor Responsibilities Along with the Community Manager, the Maintenance Supervisor is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for an apartment community. Responsible for maintaining an adequate inventory of supplies for repairs and monthly maintenance budget monitoring.
Supervises:
Under the direction of the Community Manager, supervises on-site maintenance staff, which may include Grounds-keeper(s), Housekeeper(s), Make Ready(s), and Maintenance Technician(s). Maintenance Supervisor Qualifications High School Diploma or equivalent is required; some college or trade schools preferred
TRAINING/CERTIFICATES/ASSOCIATION MEMBERSHIPS
Freon Recovery certification Type I and II, or Universal. Certified Apartment Service Technician (CAMT). Certifications in boilers, plumbing, HVAC (basic and advanced), journeyman license, use of fire extinguishers, and first aid preferred. Must have training in compressor diagnosis, appliance repair, etc. Must have certifications/permits required by city or state to perform job responsibilities (i.e., pool operations, maintenance, electricians, etc.).
SPECIFIC SKILLS/EQUIPMENT
Computer Hand tools, Propane torch (Plumbing), Welding torches (A/C) Key machine, Sewer machine, Sink machine Leak detector, Ampro meter, Voltmeter Manifold gauges, Charging cylinders Water heaters, Air conditioners, Appliances
EXPERIENCE AND SPECIALIZED KNOWLEDGE
3 years of general maintenance experience and of which at least 1-year at a multi-family residence and previous supervisory experience are required. Conduct and manage all aspects of apartment repairs for new Tenants Exceptional working knowledge of power tools as well as handheld tools. Climb stairs with equipment. Ability to work outdoors if needed.
Must be able to:
Troubleshoot and repair knowledge of the following systems: HVAC equipment, plumbing, electricity, all major appliances, pool and spa equipment, and other housing systems (gates, phone jacks, irrigation systems, etc.). Diagnoses issues with HVAC, electrical, plumbing, painting, pool, carpentry, drywall, appliances, carpet cleaning, and exterior structure.
