Job Description

The Gwinnett Housing Corporation is seeking an experienced Maintenance Supervisor to oversee the daily maintenance operations of Agency-owned residential and non-residential properties. The Maintenance Supervisor is responsible for supervising maintenance personnel, coordinating work orders and preventive maintenance, conducting property and safety inspections, overseeing vendors and contractors, managing maintenance supplies and inventory, and ensuring Agency properties are maintained in a safe, sanitary, and operational condition. This is a hands-on supervisory and administrative position. The successful candidate must be equally comfortable providing technical maintenance leadership in the field and managing the documentation, reporting, work-order tracking, compliance, and administrative responsibilities of the Maintenance Department. Strong clerical, computer, and reporting skills are essential. Experience using Yardi property-management software is strongly preferred. Essential Duties & Responsibilities Add these responsibilities to the existing list: Utilize Yardi or similar property-management software to review, track, update, and monitor maintenance work orders and related activity. Ensure work orders are properly documented, updated, and closed with complete and accurate information. Generate, review, and analyze maintenance reports to monitor outstanding work orders, completion times, unit turns, preventive maintenance, inspections, inventory, and departmental performance. Maintain organized and accurate electronic and paper maintenance records. Prepare required maintenance reports, statistical data, inspection documentation, inventory reports, and management reports accurately and within established deadlines. Monitor reporting requirements and ensure required maintenance documentation is submitted timely. Review maintenance data for discrepancies, incomplete documentation, overdue work orders, and other areas requiring corrective action. Maintain records related to vendors, purchase orders, invoices, supplies, equipment, inventory, inspections, and maintenance projects. Review and approve maintenance staff timesheets and verify reported time against assignments and completed work. Communicate effectively through email and other electronic systems with management, staff, residents, contractors, and vendors. Assist management with gathering documentation and reports needed for audits, inspections, HUD reviews, and other compliance activities. Minimum Qualifications High school diploma or GED required; vocational or technical training preferred. Minimum five (5) years of maintenance and repair experience. Minimum three (3) years of experience supervising maintenance personnel. HVAC Certification required. EPA Section 608 Certification required. Demonstrated experience troubleshooting, repairing, and maintaining residential HVAC systems. Strong working knowledge of HVAC, electrical, plumbing, carpentry, appliances, and general building maintenance. Strong clerical and administrative experience, including recordkeeping, data entry, report preparation, document management, and meeting established reporting deadlines. Experience using Yardi property-management software strongly preferred. Experience with electronic work-order management systems required. Proficiency with Microsoft Word, Excel, Outlook/email, and electronic reporting systems. Ability to generate, review, understand, and analyze maintenance and operational reports. Ability to maintain accurate documentation and recognize discrepancies or missing information. Experience working in public housing, affordable housing, multifamily housing, or another regulated property-management environment preferred. Strong written and verbal communication skills.
