Job Description

Maintenance Director Trailside Gardens | Marion, Iowa Trailside Gardens is a 55+ independent living community in Marion, Iowa. We are looking for a dependable, hands-on Maintenance Director to take ownership of the day-to-day maintenance and upkeep of our community. This position is responsible for keeping our building, apartments, common areas, equipment, and grounds safe, clean, comfortable, and well-maintained. The ideal candidate is someone who enjoys working with their hands, can troubleshoot problems, takes pride in their work, and is comfortable working independently. What You'll Do Oversee the overall maintenance and upkeep of the Trailside Gardens building, apartments, common areas, and grounds. Respond to maintenance requests and tenant concerns in a timely and professional manner. Complete routine repairs and maintenance, including basic plumbing, electrical, carpentry, painting, drywall, mechanical, and general building repairs. Perform regular inspections of apartments, common areas, equipment, and grounds to identify potential maintenance needs. Develop and maintain a preventative maintenance schedule for the building, equipment, and major systems. Maintain an organized inventory of maintenance supplies, tools, and equipment and ensure supplies are available when needed. Properly operate, maintain, and care for maintenance and janitorial equipment. Coordinate with outside contractors and vendors when specialized repairs or services are needed. Help prepare for and coordinate building inspections and address any maintenance-related deficiencies. Maintain accurate records of work orders, repairs, inspections, preventative maintenance, and other maintenance activities. Assist with seasonal property maintenance, including snow removal, grounds upkeep, and other outdoor maintenance. Keep maintenance areas, storage areas, and workspaces clean and organized. Follow proper waste disposal procedures and company policies. Communicate regularly with the Administrator regarding building needs, repairs, projects, and concerns. Work cooperatively with staff, tenants, vendors, and contractors. Respond to maintenance emergencies outside of normal business hours when necessary. Attend required meetings and training. Follow all company safety policies and applicable OSHA, state, and federal regulations. Perform other duties as assigned by the Administrator. What We're Looking For High school diploma or equivalent preferred. Previous maintenance, facilities, apartment, property, or building maintenance experience preferred. Working knowledge of basic plumbing, electrical, carpentry, painting, and mechanical repairs. Strong troubleshooting and problem-solving skills. Ability to identify problems and determine whether a repair can be completed in-house or requires a contractor. Ability to read and follow written and verbal instructions. Strong organizational skills and attention to detail. Ability to prioritize work and manage multiple maintenance needs throughout the day. Ability to work independently with minimal supervision. Dependable, responsible, and punctual. Professional and respectful communication with tenants, staff, and vendors. Comfortable working both indoors and outdoors in a variety of weather conditions. A positive, can-do attitude and willingness to pitch in wherever needed. Physical Requirements This is a hands-on maintenance position and requires the ability to perform physical tasks throughout the workday.
The position may require:
Standing and walking for extended periods Bending, stooping, kneeling, crouching, crawling, and reaching Climbing ladders and stairs Pushing and pulling equipment or materials Using hand and power tools Repetitive movements involving the hands and arms Lifting and carrying items weighing up to 75-100 pounds with assistance Working indoors and outdoors, including during hot and cold weather The Maintenance Director may occasionally be exposed to dust, cleaning products, chemicals, noise, and other typical maintenance-related conditions. Appropriate safety precautions and protective equipment must be used as required. The Ideal Candidate The right person for this position is someone who takes pride in their work and notices the little things . You don't have to know how to fix everything, but you should be comfortable troubleshooting, willing to learn, and know when it's time to call in a professional. We are looking for someone who is dependable, takes ownership of their responsibilities, treats people with respect, and understands that maintaining a community is about more than fixing things—it's about creating a place where our tenants feel comfortable and proud to call home. Previous experience in apartment maintenance, property maintenance, facilities maintenance, commercial building maintenance, or a similar field is a plus.
Pay:
$22.00 - $24.00 per hour Expected hours: 40.0 per week
