About the Opportunity An established multifamily housing organization is seeking an experienced Senior Maintenance Manager to lead maintenance operations for a large residential community in the Frederick, MD area. The Senior Maintenance Manager will lead a multi-level maintenance team and serve as the primary technical resource on site. The ideal candidate has successfully managed maintenance operations for a large multifamily community or portfolio, brings strong technical knowledge across multiple trades, and has a track record of developing high-performing maintenance teams. This opportunity is best suited for an experienced maintenance leader who is comfortable balancing day-to-day property operations with team development, long-term asset needs, and larger maintenance projects. Key Responsibilities Lead day-to-day maintenance operations for a large multifamily residential community, including resident work orders, unit turnovers, preventive maintenance, common areas, and property projects. Supervise, coach, and develop a multi-level maintenance team that may include supervisors, lead technicians, and maintenance technicians. Manage work order intake, prioritization, assignment, completion, and backlog to ensure timely and consistent resident service. Serve as the property's senior technical resource across HVAC, plumbing, electrical, appliances, carpentry, and general building maintenance. Maintain strong working knowledge of major property systems, including HVAC, water heaters, electrical systems, life-safety equipment, and community amenities. Oversee unit turnover operations, including inspections, work assignments, scheduling, quality control, and readiness for scheduled move-ins. Develop and manage preventive maintenance schedules and routine property inspections, ensuring identified issues are documented and addressed. Manage vendor relationships for specialized or outsourced work, including coordinating scopes, scheduling, quality review, and invoice validation. Support capital improvement projects through project scoping, vendor coordination, bidding, scheduling, and on-site execution. Maintain compliance with OSHA, EPA, Fair Housing, and applicable federal, state, and local building and safety requirements. Oversee maintenance-related safety practices, including PPE, hazard communication, documentation, and incident reporting. Partner with property leadership and other business partners on staffing, hiring, performance management, training, and employee development. Respond to escalated resident maintenance concerns and provide regular reporting on work orders, projects, vendor activity, and team performance. Serve as a technical escalation resource for after-hours emergencies and participate in an on-call rotation. Qualifications 7+ years of progressive multifamily maintenance experience, including at least 3 years in a maintenance leadership role such as Maintenance Supervisor, Maintenance Manager, Senior Maintenance Manager, or equivalent. Experience leading and developing a team of maintenance professionals, including technicians, leads, and/or supervisors. Demonstrated experience overseeing maintenance operations for a large multifamily property or multiple-property portfolio. Strong technical proficiency across HVAC, plumbing, electrical, appliance repair, and general building maintenance. Experience managing unit turns, preventive maintenance programs, vendors, and capital or major repair projects. Working knowledge of building codes, Fair Housing requirements, OSHA safety standards, and EPA regulations applicable to multifamily residential properties. Strong communication, organization, and problem-solving skills with the ability to work effectively with residents, vendors, property staff, and senior leadership. High school diploma or GED required. Experience with property management, work order, and Microsoft Office applications. Valid driver's license and reliable transportation. Availability for an after-hours emergency rotation and occasional overtime based on operational needs. Ability to perform the physical requirements associated with multifamily maintenance operations, including lifting, climbing ladders, and working outdoors in varying weather conditions.
Certifications Required:
EPA Section 608 Universal certification. Required within six months of hire: OSHA 30. Required within six months of hire: Certified Pool Operator (CPO) or equivalent certification.
Preferred:
CAMT/CAMT

Pay:
$38.00 - $46.00 per hour Expected hours: 80.0 per week
