Job Description

We are hiring a Maintenance Operations Manager to lead our residential maintenance team and run our make-ready and renovation projects. This is a hands-on leadership role. You will direct our maintenance technicians day to day while walking vacant units, writing scopes, estimating labor and materials, and driving turns and renovation projects to completion across our portfolio. You need to know the trades well enough to judge the work, but your value is in what your team produces, not in what you personally repair.
LEADING THE TEAM
Supervise and direct our maintenance technicians day to day Assign work based on skill level, availability, location, and priority Give people clear scopes, expectations, and deadlines, then follow up until the work is closed Coordinate schedules across multiple technicians, properties, and projects at once Troubleshoot problems technicians run into in the field Hold team members accountable for quality, productivity, and completion Train and develop technicians and close skill gaps instead of working around them Identify scheduling conflicts, bottlenecks, and coverage gaps before they hit operations Bring in outside vendors when work should not be done in-house, and hold them to the same standard
SCOPING AND ESTIMATING
Walk vacant and turning units and identify repairs, damage, deferred maintenance, and improvements Write detailed scopes of work a technician or vendor can price and execute from Estimate labor hours, material costs, and total project cost before work begins Flag likely overruns and additional work up front, not after the invoice arrives Obtain and evaluate vendor bids and decide in-house versus outsourced
RUNNING THE PROJECTS
Manage multiple make-readies, repairs, and renovation projects at the same time Build work orders, punch lists, and schedules, and sequence trades so crews are not waiting on each other Track every project from first walk to rent-ready and know at any moment where each one stands Keep turns moving to minimize vacancy days Keep the Maintenance Director and property managers current on status, delays, and priorities
QUALITY AND COST CONTROL
Inspect in-progress and completed work from both technicians and contractors Run the final quality walk before a unit is called rent-ready Verify completed work against the approved scope, the estimate, and the vendor invoice Identify workmanship problems and get them corrected Help control labor and material costs without giving up quality Keep clean project records: notes, photos, estimates, and status updates
WHAT YOU NEED
5+ years in residential maintenance, construction, remodeling, or property management maintenance Direct supervisory experience leading maintenance technicians, construction crews, or subcontractors. You have assigned work, managed performance, and been responsible for what a team produced. Hands-on experience managing make-readies, turns, rehabs, or residential renovations Demonstrated estimating ability. You can price a job in labor and materials and land close. Working knowledge across drywall, paint, flooring, carpentry, plumbing, electrical, HVAC, and appliances Ability to prioritize across multiple properties and shifting demands Comfortable using work order software, digital photos, and estimating tools on a phone or tablet Valid driver's license and reliable transportation Helpful but not required: property management software experience such as AppFolio, or Entrata; EPA 608 or other trade certifications; experience running multiple properties or job sites at once.
HOW WE WILL KNOW YOU ARE THE RIGHT PERSON
When a property needs work, you can answer all six of these without going back to look: 1. What needs to be done? 2. What should it cost? 3. How long should it take? 4. Who is the right person to do it? 5. Is everyone doing what they are supposed to be doing? 6. Was the work completed correctly? You take ownership without being asked. If a project is yours, you know where it stands, what is holding it up, who has the next step, and what it will take to close it out. When a technician is not performing, you address it directly instead of quietly picking up the slack yourself.
TITLES YOU MAY HAVE HELD
Maintenance Supervisor, Make-Ready Supervisor, Maintenance Project Manager, Rehab or Renovation Project Manager, Residential Construction Superintendent, Property Maintenance Manager, Construction Foreman, or Lead Maintenance Technician with supervisory experience.
Pay:
$75,000.00 - $88,000.00 per year
