This is a hands-on leadership position with significant opportunity for growth. Initially, you will serve as the primary maintenance technician and take ownership of day-to-day maintenance operations. As our portfolio and maintenance department grow, you will help hire, train, supervise, and manage additional maintenance technicians , transitioning into a larger supervisory role. We are looking for someone who can not only complete quality maintenance work, but also take ownership, prioritize work orders, solve problems independently, and help build an effective maintenance department. Compensation & Benefits $30/hour, based on experience Company vehicle for the right candidate Performance-based bonuses Full-time, stable employment Opportunity to build and lead a maintenance team Significant advancement potential as the company grows Responsibilities Serve as the primary maintenance technician for the portfolio Take ownership of day-to-day maintenance operations and work-order completion Perform general repairs and maintenance across residential properties Troubleshoot plumbing, electrical, HVAC, appliance, and building-related issues Prioritize and coordinate maintenance requests based on urgency Communicate professionally with residents and property-management staff Perform preventative maintenance and identify potential property issues before they become larger problems Coordinate with outside vendors and contractors when necessary Maintain accurate records of completed work, materials, and property conditions Maintain organization of maintenance tools, supplies, equipment, and company vehicle Participate in after-hours/on-call maintenance coverage Assist management with developing maintenance procedures and systems Help recruit and interview future maintenance technicians Train, supervise, schedule, and manage maintenance staff as the department grows Review the quality and completion of work performed by future maintenance team members Help establish a strong culture of accountability, efficiency, and quality within the maintenance department Qualifications 3+ years of property maintenance, building maintenance, construction, or related experience Strong hands-on troubleshooting and repair abilities Plumbing experience strongly preferred Working knowledge of electrical and HVAC systems preferred Previous supervisory, foreman, lead technician, or service manager experience strongly preferred Ability to work independently without constant supervision Ability to prioritize multiple maintenance issues and make sound decisions in the field Strong communication and customer-service skills Comfortable using basic computer and mobile applications for work orders, documentation, and communication Valid driver's license and clean driving record High school diploma or GED preferred What We're Looking For This position is best suited for someone who wants more than another maintenance technician job .
