The Maintenance Technician is responsible for maintaining the appearance, functionality, and safety of the HOA community's common areas, facilities, and grounds. This role performs routine maintenance, preventative maintenance, minor repairs, inspections, and vendor coordination to ensure the community remains clean, safe, and well-maintained for residents and visitors. The HOA Maintenance Supervisor plays a critical role in preserving property values, enhancing resident satisfaction, and maintaining a safe and attractive community environment.
Reports to:
Property Manager/HOA Elected Board Job requirements include, but not limited to: Perform daily routine inspections of common areas, buildings, amenities and grounds. Complete minor repairs involving plumbing, electrical, carpentry, painting, and general maintenance. Inspect and maintain sidewalks, parking areas, signage, fencing, lighting, and landscaped areas. Coordinate with vendors estimates and ensure quality standards are met for each project. Resident support. Responsible to identify and distribute violations and citations to residents. Assist with seasonal property preparation, including snow and ice management, storm cleanup, and weather related maintenance. Ability to work outdoors in various weather conditions. Respond promptly to maintenance requests and all-time emergencies - including after hours. Weekly reports sent to HOA Board providing a recap of the week.
Qualifications:
High school diploma or equivalent required. Minimum of 3 years of maintenance, facilities, groundskeeping, or property management experience preferred. Working knowledge of plumbing, electrical, HVAC, carpentry, and general building maintenance. Ability to safely operate maintenance equipment and hand tools. Valid driver's license and reliable transportation to get to and from work. Ability to drive work truck.
Salary:
$28 per hour (40 hour work week) expected to work Monday -Friday, hours from 7am-3pm or 8am-4pm. OT after 40 hours/week Need to be available outside working hours for on call emergencies - which might be evenings and/or weekends.
