Job Description

Job Summary :
The Maintenance Manager is responsible for planning, budgeting, coordinating, and managing projects relating to the construction and maintenance of structures, facilities and systems. The Maintenance Manager is responsible for ensuring that the physical aspects of the community meet the company's established standards for safety, appearance and operation within the budgeted financial goals. The Maintenance Manager is actively involved and contributes towards the conceptual development of construction projects while overseeing the budget, design, scheduling, and implementation. It is the Maintenance Manager's duty to anticipate, identify and correct any and all problems involving the properties while designing and implementing procedures that will prevent such problems. As a valuable leader, the Maintenance Manager will ensure the integrity of data and is expected to provide professional and excellent customer service to residents thus encouraging long-term retention. The Maintenance Manager will collaborate and work closely with Maintenance Employees and other staff members, and distribute work orders daily. This position reports to the Managing Director.
Job Duties and Responsibilities :
Consult and communicate with supervisory personnel, owners, contractors, and design professionals on matters relating work procedures, complaints, and construction concerns. Research and review job specifications to determine appropriate construction methods. Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems. Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors. Research and review job specifications to determine appropriate construction methods. Evaluate construction methods and determine cost-effectiveness of plans. Prepare and submit budget estimates and progress and cost tracking reports. Select, contract, and oversee workers who complete specific pieces of the project, such as painting or plumbing. Interpret and explain plans and contract terms to administrative staff, workers, residents and the Board of Directors. Inspect and review projects to monitor compliance with building and safety codes, and other regulations. Schedule the project in logical steps and budget time required to meet deadlines. Determine labor requirements and dispatch workers to construction sites. Demonstrate leadership skills in directing and supervising workers. Investigate and appropriately address issues relating to bad weather, emergencies, damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out to resolve concerns. Requisition supplies and materials to complete construction projects. Obtain all necessary permits and licenses. Analyze information and evaluate results to problem solve and determine best solutions. Develop and implement quality control programs and measure success. Regularly inspect properties to ensure compliance with company policies, local codes, and safety regulations.
Required Qualifications:
A minimum of 5 years of relevant maintenance experience with supervisory responsibilities. Strong knowledge of mechanical, electrical, and plumbing systems within the properties. Strong knowledge of materials, methods, and the machines and tools involved in the construction or repair of buildings and other related structures. Excellent verbal and written communication skills Exceptional problem solving skills Experience in managing and supervising construction and maintenance projects. Track record of achieving savings in repair and maintenance costs through capital expense planning and preventive maintenance programs. Ability to complete projects on time and within budget. Familiarity with industry and company standards. Proficiency in Microsoft Word, Excel, Outlook, and property management software. Proficiency in RealPage or any other online portal (preferred) Willingness to respond to emergency calls and safety-matters Ability to multi-task and work in a fast-paced environment. About Warminster Heights:
Warminster Heights Home Ownership Association, Inc. is a Pennsylvania nonprofit corporation providing residents safe and affordable housing in a cooperative environment. Warminster Heights was built, in 1943, to serve as civilian housing for the Brewster Aeronautical Corporation, before becoming the Naval Air Warfare Center, and eventually Lacey Park. Lacey Park owes its name to a Revolutionary War officer who fought at the Battle of Crooked Billet, in neighboring Hatboro, PA. The community changed its name to Warminster Heights in the 1960's, and when it eventually gained ownership from the Redevelopment Authority of Bucks County, in 1986, its name changed to Warminster Heights Home Ownership Association, Inc. (WHHOA). Since then, WHHOA has worked to improve and build the community into what it is today.
