JOB SUMMARY
This will be for a 205 unit
Luxury Townhome Property Job Overview:
A Maintenance Supervisor plays a critical role in ensuring the smooth operation, upkeep, and safety of our properties and residents. This position is responsible for managing maintenance staff, coordinating/performing repairs, and maintaining the overall quality and functionality of property assets.
Key Responsibilities:
1. Staff Management
  • Supervise and coordinate maintenance team activities, including scheduling, task allocation, and performance evaluation
  • Recruit, train, and mentor maintenance staff members
  • Conduct regular team meetings to improve communication and operational efficiency
  • Ensure compliance with safety protocols and company standards
  • Respond to work orders promptly and professionally, ensuring high levels of resident satisfaction 2. Property Maintenance
  • Conduct regular property inspections to identify maintenance needs and potential issues
  • Daily repair and upkeep of a property which includes HVAC, electrical, plumbing, carpentry, masonry and painting skills.
  • Manage and complete preventative maintenance programs
  • Manage and prioritize maintenance requests from property managers and residents
  • Coordinate and perform repairs and assist with renovations, ensuring high-quality workmanship
  • Ensure all completed service requests are closed in the system at the end of each business day.
  • Maintain accurate maintenance records and documentation
  • Coordinate and schedule rent ready teams, contractors and ensure quality control is enforced
  • Perform unit turns and complete any additional make ready needs 3. Operational Responsibilities
  • Assist with managing maintenance budgets and controlling operational costs within your department
  • Maintain a clean workshop and properly track all inventory held
  • Procure necessary tools, equipment, and supplies
  • Develop and maintain relationships with external vendors and contractors
  • Respond to emergency maintenance situations promptly
  • Ensure compliance with local building codes and safety regulations
  • Work with the Property Manager and staff to complete work orders and make readies efficiently and cost effective.
  • Responsible for ordering supplies and material for assigned properties
  • Ensure managed site is current on all required inspections, such as annual fire inspections, backflow testing, elevator conveyance licensing, pool license, etc.
  • Maintain all maintenance logs for pool, elevator, light checks and snow removal. 4. Technical Skills
  • Excellent problem-solving skills
  • Perform complex repairs across multiple trade disciplines
  • Utilize maintenance management software and digital tracking tools
  • Conduct equipment diagnostics and minor repairs
  • Appliance installation, repair and troubleshooting.
  • Drywall and texturing.
Qualifications:
  • High school diploma or equivalent; vocational training or associate's degree in facilities management preferred
  • 3+ years of experience in maintenance supervision
  • Strong knowledge of building systems and repair techniques
  • Excellent communication and leadership skills
  • Proficiency with technology
  • Valid driver's license
  • Reliable transportation
  • Knowledge of OSHA safety practices
Physical Requirements:
  • Ability to lift up to 50 pounds
  • Standing, walking, and physical labor required
  • Comfortable working in various weather conditions
  • Capable of climbing ladders and working in confined spaces
  • Must be available for after-hours emergency response to work orders on a rotating schedule
  • Travel between multiple properties depending on your assigned property
Preferred Certifications:
  • HVAC/EPA
