Job Description

Position Overview The Maintenance Technician is responsible for performing routine maintenance, repairs, and inspections across a portfolio of residential apartment communities. This role ensures that all properties are maintained in a safe, clean, and functional condition while delivering timely, high-quality service to residents. Key Responsibilities Complete service requests including plumbing, electrical, HVAC, carpentry, and general repairs Diagnose maintenance issues and implement effective solutions Perform preventative maintenance on building systems and equipment Prepare vacant units for new residents (turnovers), including repairs, painting, and cleaning coordination Property Upkeep Maintain interior and exterior common areas, including hallways, grounds, and amenities Conduct routine inspections of buildings, systems, and equipment Identify and report larger repair needs or capital improvement items Work Order Management Respond to maintenance requests in a timely and professional manner Accurately document work completed, materials used, and time spent Prioritize tasks based on urgency and operational needs Compliance & Safety Follow all safety protocols and company procedures Ensure properties meet local building codes and regulatory requirements Participate in emergency on-call rotation as needed Vendor & Team Coordination Assist with supervising outside contractors when needed Communicate effectively with property management staff and onsite teams Support overall property operations as required Qualifications 2+ years of maintenance experience in residential, commercial, or related field Working knowledge of plumbing, electrical, HVAC, and general building systems Ability to troubleshoot and repair a wide range of maintenance issues Strong time management and organizational skills Valid driver's license and reliable transportation Physical Requirements Ability to lift and carry up to 50 lbs Comfortable standing, walking, bending, and climbing for extended periods Ability to work indoors and outdoors in varying weather conditions Compensation & Benefits Competitive hourly wage (based on experience) Health benefits PTO 401k On-call pay (if applicable)
