Roof and Realm is seeking a Quality Control Officer to lead and oversee all quality assurance functions across our factory and field construction operations — modular home production, foundation and concrete work, and general contracting. This role is the primary authority for confirming that structural systems, waterproofing, welding, and MEP components are properly installed, inspected, documented, and approved before project close-out, regulatory sign-off, and subcontractor payment authorization. Beyond inspection oversight, you will build and lead the QC team, develop and refine quality control procedures, and promote a culture of continuous improvement across factory and field operations.

This role will not be a fit if any of the following describe you: You've only ever inspected finished structures on a jobsite and haven't worked quality control inside a factory or modular production environment. You treat quality control as a paperwork function rather than getting on the floor and in the field to physically inspect structural, welding, and MEP work yourself. You don't have hands-on experience with HCD modular construction requirements, Title 24, QII, or HERS — this role owns first-pass inspection outcomes on all of them. You're not comfortable verifying welder certifications and welding procedure compliance, or you'd rather delegate that entirely to a third party. You're uncomfortable telling a project manager, plant manager, or subcontractor that work needs to be redone before payment is authorized.

KEY RESPONSIBILITIES

Quality Control & Plan Compliance — Ensure all homes and modular components are built per approved architectural, structural, mechanical, electrical, and plumbing plans; develop and enforce QC procedures across factory and field; verify compliance with HCD regulations, Title 24, QII, and HERS, and applicable building codes. Inspections & Regulatory Coordination — Coordinate and manage all required inspections — HCD, QII, HERS, and third-party/local jurisdiction — and serve as the primary point of contact for inspectors during factory and jobsite visits through final approval. Welding Inspection, Certifications & License Verification — Oversee all welding operations for compliance with approved WPS, structural and manufacturing requirements, and AWS/AISC or project-specific standards; verify and maintain welder certification records; confirm required visual and third-party welding inspections are completed, documented, and approved. Construction Systems Verification — Verify proper installation, testing, and documentation of structural framing, waterproofing systems, mechanical (HVAC/heat pump/ventilation), electrical and energy compliance, and plumbing systems, confirming all required certifications are complete prior to close-out. QC Documentation & Archiving — Create and maintain a complete, audit-ready QC file for each project — photo/video documentation, inspection reports, approvals, and corrective actions — in a centralized, permanent archive. Subcontractor Coordination & Payment Authorization — Verify subcontractor work quality and scope completion prior to QC approval, and confirm a home is fully built, inspected, and QC-approved before authorizing final release of subcontractor payments. Team Leadership & Continuous Improvement — Build, train, and lead the QC team across factory and field operations; analyze inspection and testing data to identify trends and recurring issues; report QC status regularly to senior leadership.

QUALIFICATIONS

5+ years of experience in construction quality control, modular manufacturing, or inspection-based roles — required; prior supervisory or management experience preferred.

New construction quality control:

3+ years — required.

Residential blueprint reading:

3+ years — required.

Residential QA/QC:

3+ years — preferred. Strong working knowledge of HCD modular construction requirements, Title 24 energy compliance, QII and HERS processes, and structural steel and welding compliance. Bachelor's degree in Engineering or related technical field a plus, but not required in lieu of the experience above. Quality Control certification (e.g., CQM, CQI, CWI, or equivalent) preferred. Ability to read and interpret architectural, structural, and MEP plans. Experience coordinating with inspectors, engineers, and regulatory agencies. Strong analytical, documentation, and organizational skills; excellent communication with contractors, engineers, project managers, and other stakeholders. Ability to work independently while managing multiple projects simultaneously in a fast-paced environment. Valid California driver's license and willingness to travel between the Pittsburg factory and CA project sites.

PHYSICAL & WORK ENVIRONMENT REQUIREMENTS

Ability to work in both manufacturing and jobsite environments. Ability to climb ladders, access elevated areas, and inspect structural and welded components. Ability to lift up to 50 lbs occasionally. Exposure to standard construction and manufacturing conditions.

FIRST 90 DAYS

Complete a full audit of current factory inspection practices, field QC processes, and open defect/corrective-action records; present findings to leadership. Establish or refine standardized inspection checklists and acceptance criteria for both factory production and offsite installation. Shadow production runs and active jobsites to establish a baseline understanding of current quality gaps between factory output and field results. Deliver a quality control program plan covering inspection cadence, documentation standards, and corrective-action workflow across all entities in scope.
