Founded locally in 1911, the Northern California & Northern Nevada affiliate of Volunteers of America (VOA-NCNN) is one of the largest providers of social services in the region, operating more than 40 programs including housing, employment services, substance abuse, and recovery services to families, individuals, veterans, seniors, and youth. In fact, VOA-NCNN provides shelter or housing to over 4,000 men, women, and children every night.

PROGRAM AND LOCATION
VOA-NCNN, a Certified Great Place to Work, is recruiting for a full-time Maintenance Supervisor for our Mather Community Campus Programs which includes the Laverne Adolfo Transitional Housing Program for Youth (THP-Plus), Mather Transitional Housing Program for Families, DHS/OTL Family Program, Mather Emergency Shelter for Single Adults, and the Sacramento County Employment Program. Full-time employees (working 30 or more hours a week) are eligible for a benefits package that includes paid holidays, vacation, sick pay, health, dental, vision, life, and short-term disability insurance coverage.
Responsibilities:
POSITION SUMMARY
The Maintenance Supervisor is responsible for assuring quality, building maintenance, and repair, in a safe, non-judgmental manner to all residents. Duties are performed professionally and compassionately supporting the safety and the integrity of all residents as it relates to the housing site objectives. Work is also performed in a cost effective and service-oriented manner as it relates to established organizational standards.
OBJECTIVES/ACTIVITIES
A. Responsible for overseeing preventive maintenance of building heating/air conditioning units, maintenance of interior/exterior common areas, renovating apartments for new residents, repairing apartment deficiencies as they occur, and general inspection of building perimeter and facility grounds, and parking areas. 1. Supervise the maintenance and repair, as needed, of the interior and exterior of the building to meet all county codes and to ensure all equipment is kept in safe working order. 2. Direct all plumbing and electrical services, i.e., electrical fixtures, lighting, toilets, sinks, drains, equipment, tools, etc. to be in good working order for apartments and common areas, i.e. restrooms, laundry facilities, recreation rooms, kitchens, etc. 3. Ensure required inspections of heating/cooling systems and smoke detectors are conducted on a regular basis. 4. Select, purchase and pick up repair materials as needed. 5. Responsible for inventory control and utilization of maintenance equipment and supplies. 6. Manage and maintain accurate records regarding preventive maintenance, service request, apartment make-ready and periodic inspections. 7. Ensure adequate lighting for interior and exterior of property. 8. Make recommendations to Program Director on necessary maintenance repairs, preventive maintenance and property improvements. 9. Schedule maintenance on all equipment based on the manufacturer's recommendations. 10. Manage and maintain the SDS manual. B. Responsible for all areas of daily communication with administration and to stay in compliance with company policies. 1. Document and report all resident concerns and/or infractions that can impact the residence security. 2. Complete all incident reports and logs as required. 3. Secure approval for exceptions to standard policy. 4. Notify management of potential workflow problems and resource needs necessary to attain performance standards. 5. Adhere to staffing schedules in order to provide adequate/safe staffing coverage and to accomplish program objectives. This would include weekend on-call coverage. 6. Communicate with on-site program staff and external county/state/city program representatives as required. 7. Direct available resources as required. 8. Comprehend and adhere to ethical standards, program philosophy guidelines, and confidentiality laws. C. Responsible for the assistance of training and development of new staff. 1. Training of new employees to assure quality work outcomes. 2. Identify appropriate ongoing training for both new and existing staff and report needs to management. 3. Maintain an above average working knowledge of fire, safety, and health standards to assure safe work environment for residents and all personnel. D. Responsible for self-development. 1. Continually learn and enhance technical and interpersonal skills. 2. Attend staff meetings/assigned training seminars and complete required certifications.
Qualifications:
EQUIVALENT EDUCATION AND EXPERIENCE
This position requires demonstrated ability to perform plumbing, electrical, and basic carpentry skills. It also requires the ability to communicate and comprehend oral and written instructions and to provide services to clients without ethnic or social prejudices. It requires general knowledge of issues and challenges unique to lower economic-status individuals, minorities, and people with disabilities. Must have organizational skills, have the flexibility to work irregular hours and have the willingness to function as a team member. Requires at least one year of experience in building maintenance. Computer skills required. Valid California driver's license and ability to meet the organization's insurance carrier guidelines are required. Must pass all required background clearances in accordance with agency, County, State, and federal standards. CPR/First Aid certification is required within 90 days of employment. Completion and maintenance of all required training and health clearances.
SPECIFIC SKILLS REQUIRED
Must have general building maintenance skills, i.e., building layout, material, and equipment. Must have an understanding of HVAC, plumbing, general carpentry, and the ability to identify / understand structural / mechanical / electrical systems. Knowledge of finishes, fixtures and furnishings. Ability to perform routine / preventive maintenance skills, as well as the ability to follow documented instruction / guidelines, understand inspections / scheduling, and the ability to identify replacement/repair needs beyond normal maintenance. Be able to safely operate/ care for hand tools, power tools, electrical test equipment, gauges, meters, and other measuring devices, and other diagnostic test equipment. Must have vocational literacy, able to create and understand daily work reports and inventory information and requisitions. Must have general analytical and mathematics skills to perform simple calculations for estimated cost of simple projects or providing services including labor, materials and equipment.

: Ability to sit, stand, walk, bend, and stoop throughout the workday Ability to lift and move over 50 pounds Physically able to safely maneuver weight distribution of maintenance supplies Ability to travel between campus and community locations as needed Ability to climb extension ladders to access roof and windows for necessary repairs Regularly climb stairs
Pay Range:
USD $80,000.00 - USD $82,000.00 /Yr.
