Position Summary The Business Development Executive is responsible for full-cycle membership sales at an assigned Cubework location. This role owns the entire process from prospecting to signed license agreement — generating leads, qualifying prospects, conducting space tours, and closing deals. The majority of sales activity is conducted over the phone. We operate in a tech enabled sales environment and expect this person to be fluent in AI-assisted prospecting, sales automation tools, and modern outbound workflows. This is a high-activity, results-driven position for someone who works smarter and closes faster. Responsibilities Generate new leads through outbound calls, emails, LinkedIn, referrals, and local business outreach Respond to and qualify inbound inquiries from the CRM within established response time standards Assess prospect needs by use case, space requirements, timeline, and budget Schedule and conduct space tours in person and virtually Negotiate and close co-warehousing license agreements including term length, space configuration, and services Maintain accurate and up-to-date records in the CRM including pipeline stages, activity notes, and close dates Build and manage outbound sequences using sales automation platforms — email cadences, follow-up workflows, and lead scoring Use AI tools to research prospects, personalize outreach, draft communications, and accelerate pipeline velocity Meet or exceed monthly and quarterly occupancy and revenue targets Represent Cubework at local industry events, trade shows, and community activations Share market feedback and competitive insights with the sales and marketing teams Skills Exceptional phone sales skills — 95% of sales activity is conducted over the phone and this is the primary medium for closing business Strong verbal and written communication skills with the ability to clearly present value,handle objections, and build rapport quickly Effective negotiator with a client-first approach — ability to find the right solution without compromising on outcomes Highly detail-oriented and organized — capable of managing multiple active accounts,leads, and follow-up timelines simultaneously Proficient in Microsoft Office Suite and Outlook for day-to-day business communication and reporting Proficient in AI tools including ChatGPT and Claude for prospect research, outreach drafting, and workflow automation Comfortable with CRM platforms, sales automation tools, and digital communication systems Qualifications Bachelor's degree required 3 or more years of B2B sales experience — co-warehousing, logistics, 3PL, industrial space, or B2B services preferred Demonstrated track record of meeting or exceeding quota in an outbound, phone-first sales environment Hands-on experience with sales automation tools such as Apollo, Outreach, Salesloft, or similar Self-motivated with a high degree of ownership and initiative Ability to travel locally and regionally as needed for tours and events Bilingual in Spanish or Mandarin is a plus

$65,000.00 - $85,000.00 per year
