This is a great opportunity to join a collaborative team and play an important role in strengthening our presence and relationships across the market. The Business Development Manager ("BDM") is a non-licensed business development and sales-support position responsible for developing and maintaining business relationships, expanding referral networks, supporting approved strategic partnerships, and increasing awareness of the Company's mortgage lending services. The BDM's activities are limited to functions that do not require licensing or registration as a Mortgage Loan Originator ("MLO"). The BDM does not originate mortgage loans and may not perform activities that require an MLO license. The BDM may identify individuals who may have an interest in mortgage financing and may facilitate an introduction to an appropriately licensed Company MLO. Once a consumer expresses an interest in obtaining mortgage financing or asks questions regarding mortgage products, qualification, pricing, rates, fees, or loan terms, the consumer must be referred to a licensed MLO. Essential Job Functions Develop and maintain professional relationships with real estate professionals, builders, financial professionals, attorneys, community organizations, affinity partners, and other approved business partners. Identify prospective business partners and develop new referral, affinity, preferred-lender, and other Company-approved business relationships. Maintain regular contact with existing business partners and support ongoing relationship-management activities. Coordinate introductions between prospective consumers and appropriately licensed Company MLOs. Provide business partners and prospective consumers with general, Company-approved information about the Company's mortgage lending capabilities and services. Direct all questions regarding specific mortgage products, loan programs, interest rates, fees, qualification requirements, underwriting requirements, or loan terms to a licensed MLO. Conduct business-to-business presentations, networking events, educational programs, community outreach, and partner meetings using Company-approved materials. Coordinate with Corporate Marketing on approved advertisements, presentations, promotional materials, social media content, and business-development campaigns. Support approved branch, partner, affinity, and community events. Track business-development activities, partner engagement, introductions, and relationship-management metrics in Company-approved systems. Maintain appropriate records of business-development and partner activities. Represent the Company at industry events, professional associations, community functions, and approved business-partner events. Comply with Company policies governing referral relationships, gifts and entertainment, marketing arrangements, advertising, privacy, information security, fair lending, and consumer communications. Escalate questions regarding permissible activities to management or Compliance before engaging in any activity that could potentially require mortgage licensing. Permitted Non-Licensed Activities Develop and maintain business-to-business relationships. Identify potential referral or strategic business partners. Attend realtor, builder, community, networking, and industry events. Introduce prospective consumers to licensed Company MLOs. Schedule meetings or appointments between consumers, business partners, and licensed MLOs. Provide general Company information and Company-approved marketing materials. Explain the general role of the Company and the mortgage process without advising the consumer regarding a specific mortgage product. Conduct Company-approved presentations to business partners. Support affinity, preferred-lender, builder, real estate, and other approved partnership programs. Assist with approved marketing and business-development campaigns. Follow up with business partners regarding service, relationship management, and general partner satisfaction. Track referrals, introductions, partner activities, and other business-development metrics. Support licensed MLOs with relationship-management activities that do not involve loan origination. Prohibited Activities Because the BDM is not licensed as a Mortgage Loan Originator, the BDM may not: Take or assist a consumer in completing a residential mortgage loan application. Request or collect consumer financial information for purposes of determining mortgage qualification. Review income, assets, credit, debt, employment, or other consumer information to determine whether a consumer qualifies for financing. Prequalify or preapprove a consumer. Recommend a particular mortgage product, loan program, interest rate, or loan structure. Discuss which loan product may be best or most appropriate for a consumer. Quote, offer, discuss, or negotiate specific interest rates, fees, points, pricing, loan amounts, down-payment requirements, or other loan terms. Negotiate mortgage loan terms on behalf of the Company or a consumer. Advise a consumer regarding qualification, underwriting, credit, loan structure, or financing options. Interpret underwriting guidelines for a consumer or business partner. Communicate a credit decision or discuss the likelihood that a loan will be approved. Represent themselves as a Loan Officer, Mortgage Loan Originator, Mortgage Advisor, or other title that could reasonably imply mortgage loan origination authority. Independently answer consumer questions that require mortgage lending expertise or MLO licensing. Perform loan-level processing, underwriting, or origination functions unless specifically permitted by law and Company policy. Accept compensation from a consumer or business partner for the referral of mortgage or settlement-service business. Offer, provide, solicit, or accept anything of value in exchange for a referral of mortgage or settlement-service business. Engage in any other activity that requires MLO licensing or registration under applicable federal or state law. Consumer Handoff Requirement If a consumer asks the BDM about any of the following, the BDM must refer the consumer to an appropriately licensed
Company MLO:
Mortgage rates; Fees or closing costs; Loan products or programs; Qualification requirements; Down-payment requirements; Credit requirements; Loan amounts; Monthly payments; Approval likelihood; Underwriting requirements; or Any other specific mortgage financing terms. The BDM may facilitate the introduction or schedule the conversation but may not provide the substantive mortgage guidance. Compliance Expectations The BDM must perform all duties in accordance with applicable federal and state laws, regulations, and Company policies, including those relating to mortgage licensing, RESPA, fair lending, Equal Credit Opportunity, advertising and marketing, privacy, information security, and consumer protection. The BDM must use only Company-approved marketing materials and communications when representing the Company or its mortgage services. Nothing in this job description authorizes the BDM to engage in mortgage loan origination activities. If there is uncertainty regarding whether an activity is permissible for a non-licensed employee, the BDM must obtain guidance from management or Compliance before proceeding. Ability to understand and consistently operate within the limitations of a non-licensed mortgage business-development role. Working knowledge of the mortgage and real estate industries sufficient to support business-development activities without providing mortgage advice. Ability to distinguish between permissible general business-development communications and mortgage loan origination activities. Strong collaboration skills with Sales, Marketing, Operations, Compliance, and other internal teams. Self-motivated, proactive, and able to work independently. Results-oriented with a focus on compliant referral growth and partner development.
