Posting Details The General Services Department (GSD) supports the operations of state government by providing essential services, including procurement, risk management, facilities management, transportation services, and printing services. The Facilities Management Division (FMD), Commercial Leasing Bureau, is responsible for the procurement and administration of privately leased space statewide in accordance with the State Agencies Leasing Real Property Rule, 1.5.21 NMAC, and applicable statutory authority. The Commercial Leasing Bureau works with executive branch agencies to establish a fair, uniform, and effective process for leasing privately owned office space and special-use facilities to support State of New Mexico operations. The Commercial Real Estate Coordinator supports the planning, procurement, administration, and ongoing management of privately leased real property for State of New Mexico executive branch agencies. The position assists with lease procurements, renewals, amendments, waivers, terminations, records management, agency coordination, and other leasing activities necessary to ensure that leased space meets operational needs and complies with applicable laws, rules, policies and procedures. Key responsibilities include:
Provides administrative and operational support for commercial leasing, procurement, and real estate coordination activities. Coordinates commercial leasing activities, including space-needs requests, solicitations, lease renewals, amendments, waivers, terminations and related documentation. Maintain accurate and organized lease records, files, databases, and tracking systems to support compliance, reporting and effective lease administration. Monitors lease terms, expiration dates, rental rates, operating expenses, and other contractual requirements to support timely and accurate lease management. Who are the customers? This position provides support and services to executive branch agencies throughout the State of New Mexico, with the exception of the State Land Office. The position works closely with Facilities Management Division (FMD) leadership and operates under the supervision of the Commercial Real Estate Manager. Minimum Qualification Associate's degree in a related field. Any combination of education from an accredited college or university in a related field and/or direct experience in real estate, commercial leasing, property management, contract development and management, and/or government procurement totaling two (2) years may substitute for the required education and experience. Employment Requirements Must possess a valid New Mexico driver's license. Must possess and maintain a current Defensive Driving Course Certificate from the State of New Mexico or must pass and receive Defensive Driving Course Certification as a condition of continued employment. Working Conditions Work is primarily performed in an office setting with extensive use of a personal computer, telephone, and visual/video display terminal. The position requires frequent interaction with state agencies, lessors, property representatives, and other stakeholders and may involve managing multiple priorities and deadlines. Statewide travel may be required to conduct site visits, property inspections, pre-proposal conferences, or other leasing-related activities. The selected candidate may occasionally be exposed to outdoor weather conditions, dust, debris, uneven surfaces, construction activity, and elevated noise levels.
