General Contractor / Project Manager Role Summary We are seeking a highly organized, detail-oriented, and tech-savvy Project Estimator / Project Development Assistant with a strong background in construction to join our team in Ocean Isle Beach . In this dual-focused role, you will be the backbone of our pre-construction phase. You will be responsible for sourcing vendor quotes, building highly accurate cost sheets, managing client proposals, and streamlining the local permitting process. The ideal candidate possesses exceptional multitasking abilities , thrives in a fast-paced environment, and is comfortable wearing multiple hats-from utilizing advanced construction CRM software to assisting with light warehouse and office logistics.
Key Responsibilities Estimating & Financial Analysis Vendor Sourcing:
Source and obtain precise material and trade quotes from vendors and subcontractors.
Cost Sheet Creation :
Build out comprehensive material and labor cost sheets for structural estimates.
Estimate Completion:
Formulate final project estimates by accurately interpreting vendor quotes, structural takeoffs, and General Contractor notes.
Budget Tracking :
Partner closely with the Project Manager post-handoff to cross-reference completed estimates and ensure target profit margins and budgets are maintained throughout construction.
Project Development & Administration Permit Coordination :
Streamline the local permitting process by coordinating, collecting, and organizing site plans, zoning documents, and land surveys to ensure compliance prior to submission.
CRM Management :
Maintain absolute data integrity by keeping all estimates, visual plans, and client. communications up-to-date and accurate within our CRM (Buildertrend ).
Internal Handoffs :
Seamlessly notify field staff, project managers, and supervisors immediately when a new contract is signed, outlining the next steps and operational deliverables.
Client Communication & Operations Proposal Delivery :
Finalize and deliver professional proposals directly to the client, handling all post-submission follow-ups and inquiries.
Product Knowledge :
Develop a deep understanding of our core products and construction methodologies to clearly articulate value and answer technical questions for clients.
All-Around Team Support:
Maintain an adaptive approach by assisting with general administrative desk tasks or light warehouse logistics as needed to keep operations running smoothly.
Required Qualifications Construction Experience :
Minimum of 3 years of hands-on experience working directly within the construction industry (estimating, project coordination, or administrative field experience). Tech -
Savvy & CRM Proficiency:
Advanced computer literacy with hands-on experience using construction management software ( Buildertrend experience is a massive plus , but training will be provided for the right candidate).
Elite Multitasking:
Proven ability to balance multiple bids, vendors, and shifting project timelines simultaneously without breaking a sweat.
Communication Skills :
Professional written and verbal skills for frequent negotiation with vendors and front-facing interaction with customers.
Logistical Agility :
Physical ability and willingness to assist in a warehouse environment or run local office errands when necessary. Preferred Skills (Nice-to-Haves) Experience reading blueprints, CAD drawings, architectural renderings, or site surveys. Established relationships with local building departments and familiarity with regional permitting procedures.
