Overview Who is Royale Towers Condominium Association? Royale Towers Condominium Association (RTCA) is located in Cocoa Beach, FL. We have 3 buildings with a total of 168 condos and several amenities. RTCA is governed by a Board of Directors (BOD) made up of 5 owners. The BOD is assisted by Keys Property Management company who assist the board with administrative duties. This position reports to the

RTCA BOD

but will work in-conjunction with other maintenance team members and with Keys.

The Role:

We are looking for a Full Time skilled, self-directed Maintenance Technician team player to handle repairing and maintaining the Association's property in accordance with general standards for quality, cleanliness, owner satisfaction, safety and security.

Minimum Experience:

Prefer at least two (2) years of related general repair or handyman experience or background in condo, property management, hotel, or apartment property support. But not necessary for applying.

Essential Duties and Responsibilities:

To ensure that the property is safe and maintained properly, conduct routine visual inspections of the exterior and interior common areas of buildings, grounds, facilities, and equipment; determine whether repairs or maintenance are needed. Minimum Skill Requirements:

Must have basic working knowledge of plumbing, painting, carpentry skill, electrical, and/or other general repair skills.

• Must have a willingness to learn new skills Must be service oriented Must always maintain a professional appearance and attitude Must display very good organization and time management skills. Must have excellent communication and interpersonal skills with the ability to interact with many types of personalities Must have sound judgment and discretional skills and work with little or no supervision. Must be able to consistently work under tight deadlines and simultaneously prioritize multiple projects. Must be able to speak, read, write and understand English. Must have a valid driver's license. (Travel may be required for the purpose of purchasing supplies or equipment.)

Other Knowledge, Skills and Abilities:

Read, understand and follow instructions contained in handwritten/printed work orders, provide handwritten/typed (Email) responses to same, and/or complete handwritten/typed reports in accordance with Association procedures Engage in frequent verbal and written communication with Board members or supervisor Report unusual or extraordinary circumstances regarding the property, co-workers, owners or residents Read and understand various manuals, instructions and other printed materials, such as regulation manuals, procedures manuals, warning labels and directional labeling on materials needed to perform various tasks Work under time constraints and complete tasks in a reasonable timeframe Willingness to accept other tasks and responsibilities that may not be strictly related to repair and maintenance Assist other team members when necessary Basic computer literacy

Physical, Mental and Environmental Demands:

Work is generally conducted in an outdoor environment. Employee must be able to tolerate outdoor conditions for their assigned work schedule, must be able to safely lift and carry weights up to fifty (50) pounds without assistance and walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl as needed.

Education and Experience:

High School Diploma or Equivalent preferred Prior experience preferred

Schedule and Compensation:

Wage:

$22-24 per hour based on experience for a 40-hour week.

Medical:

Will assist you in a self-enrollment Medical Plan where RTCA will pay you $175 per pay period toward medical coverage. Pay period is every 2 weeks.

Pay:

$22.00 - $24.00 per hour
