UNTIL FILLED Summary The purpose of the Maintenance Technician I is to perform variety of semi-skilled and skilled structural, plumbing, and electrical building maintenance work at the Thomasville Housing Authority ("THA" or "Agency"). Employees are involved in the troubleshooting, repair and/or replacement of structural, plumbing, and other components of the housing units, including some painting and routine and preventive maintenance. Maintains records and prepares reports in accordance with regulations. The position requires on-call duty to include varying hours, holidays, and night calls. All activities must support the Agency's strategic goals and objectives and produce results that accomplish the goals and functions of the Management Plan Essential Duties and Responsibilities The statements below are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing of all responsibilities, duties and/or skills required. Other duties may be assigned.
  • Performs semi-skilled and skilled, routine and emergency building maintenance and repair tasks. Provides skilled support on work in the construction, alterations, maintenance, repair and general upkeep of housing units and properties involving carpentry, painting, plumbing, heating, refrigeration, electrical and mechanical work, and hydronic systems
  • Performs troubleshooting, diagnosing, repairing, and servicing residential units.
  • Completes work orders in order to efficiently make repairs to housing units.
  • Performs maintenance services requests (work orders) and vacancy turns while accurately completing related paperwork in a timely manner.
  • Trash out vacant unit and perform general cleaning to include the appliances
  • Prepares work orders in response to calls from residents and maintains required records and reports related to site maintenance.
  • Reviews and completes work order forms.
  • Inspects grounds, works-in-progress, and completed work to ensure that it complies with established standards.
  • Participates in unit inspections using the UPCS and NSPIRE guidelines to determine interior and exterior repairs.
  • Repairs, installs, and maintains all pipes, fittings, and fixtures of water, drainage, and irrigation systems through use of design prints to locate the system to diagnose and correct problems and replace worn, damaged or defective parts
  • Diagnose and repair electrical items such as appliances, fixtures, switches and outlets, etc.
  • Diagnose and repair plumbing items such as clearing drains, replacing fittings, faucets and sinks, etc.
  • Patches and repairs drywall and plaster; repairs and installs cabinets, draws and counter tops repairs and installs doors, door hardware, window screens and window hardware; paints interior and exterior walls.
  • Make unit keys, install lockset, deadbolts and other security related equipment as needed.
  • Collaborate with the Supervisor to create and maintain community residents are proud to call home
  • Conducts physical inspections prior to and with all HUD required audits/inspections.
  • Complying with all safety regulations and policies ensures compliance when performing duties. Maintains a clean and safe working area including wearing of all required personal protective equipment (PPE).
  • Participate in on-call rotation for after-hours emergencies. When on call responds timely to after-hours emergency calls as needed.
  • Identifies health and safety hazards and takes necessary steps to correct them. Properly reports health and safety hazards as required.
  • Diagnoses problems and determines needed repairs on various appliances and equipment including refrigerators, ranges, heating systems, air conditioners, and water heaters.
  • Perform duties in accordance with all applicable safety rules and regulations.
  • Maintains all materials, tools, supplies and equipment issued for the performance of duties.
  • Trash out vacant units
  • Renovates vacant units to maintain quality housing standards.
  • Diagnoses issues and completes interior and exterior repairs to maintain safe, functional, and compliant housing conditions.
  • Performs other related tasks and duties assigned. Qualifications
  • High School diploma or equivalent.
  • Three (3) years of experience in housing maintenance, construction, repair, landscaping, and/or engineering trades.
  • Or an equivalent combination of education, training and experience which provides the knowledge and abilities necessary to perform the work as determined by Human Resources.
KNOWLEDGE, SKILLS. AND ABILITIES REQUIRED
  • Strong knowledge of maintenance trades, including tools, materials, and repair methods across multiple disciplines.
  • Understanding of building codes, safety standards, and Americans with Disabilities Act of 1990 (ADA) accessibility requirements.
  • Familiarity with Uniform Physical Condition Standards (UPCS) and inspection standards to ensure compliance and property quality.
  • Proficiency in using hand and power tools, reading technical documents, and completing maintenance reports.
  • Ability to communicate effectively, follow instructions, and work collaboratively with staff and residents.
EXPERIENCE
High school graduate (or GED) or possess a vocational technician certification beyond high school, with two (2) years' experience or training in building construction or maintenance, or in the repair or maintenance of mechanical equipment or an equivalent combination of technical training and experience.
