$90,000 - $130,000 + Benefits Position Overview Lake Carroll Association is seeking an experienced, highly capable General Manager to lead the day-to-day operations of a large and dynamic community association. The General Manager will serve as the association's chief operating leader, working closely with the Board of Directors, homeowners, staff, vendors, and community partners to ensure the community is professionally managed, financially sound, well-maintained, and responsive to its members. This is a high-visibility leadership position requiring strong business judgment, exceptional communication skills, operational discipline, and the ability to balance the needs of a diverse community with the association's governing documents, policies, budget, and long-term strategic objectives. Key Responsibilities Leadership & Governance Serve as the primary liaison between the Board of Directors and association management. Implement Board policies, decisions, and strategic initiatives. Prepare agendas, management reports, recommendations, and other materials for Board and committee meetings. Provide clear, objective, and timely advice to the Board on operational, financial, personnel, and community matters. Ensure compliance with governing documents, applicable laws, regulations, and established policies. Foster a professional, service-oriented culture throughout the organization. Community Operations Oversee all association operations, including administration, facilities, amenities, grounds, maintenance, security, recreation, communications, and resident services. Establish operational standards and performance expectations for staff and contractors. Develop and monitor preventive maintenance and capital improvement programs. Oversee major projects, construction, renovations, and infrastructure initiatives. Ensure community facilities and amenities are safe, attractive, functional, and properly maintained. Evaluate and improve operational processes, technology, and service delivery. Financial Management Lead the development and administration of the association's annual operating and capital budgets. Monitor financial performance, cash flow, reserves, expenditures, and long-term financial needs. Work with the association's accounting team, auditors, financial advisors, and other professionals. Provide the Board with meaningful financial analysis and recommendations. Ensure appropriate internal controls and purchasing practices are followed. Assist in developing long-range financial and reserve strategies. Staff & Vendor Management Recruit, lead, coach, and evaluate association employees and department leaders. Establish accountability, performance standards, and professional development opportunities. Promote teamwork, professionalism, and excellent customer service. Oversee contracts and relationships with vendors, consultants, attorneys, engineers, and other professional service providers. Negotiate contracts and monitor vendor performance, quality, and costs. Member & Community Relations Maintain a visible and approachable presence within the community. Build positive relationships with homeowners/property owners and respond appropriately to concerns, questions, and complaints. Communicate complex issues clearly and professionally to residents and Board members. Develop effective community communications, including newsletters, notices, digital communications, and meeting presentations. Handle sensitive or contentious matters with professionalism, discretion, and sound judgment. Risk Management & Compliance Oversee insurance, safety, emergency preparedness, and risk-management programs. Coordinate responses to emergencies and significant operational incidents. Work with legal counsel and other professionals on compliance, enforcement, contracts, disputes, and other matters as needed. Maintain appropriate records and documentation. Qualifications The ideal candidate will possess: Bachelor's degree in business administration, public administration, management, hospitality, real estate, or a related field. 7+ years of progressive management experience, preferably in community association management, property management, hospitality, facilities management, municipal management, or a comparable complex operating environment. Demonstrated experience managing substantial budgets, facilities, staff, and outside contractors. Experience working effectively with a Board of Directors or similar governing body. Strong understanding of financial management, budgeting, capital planning, and organizational operations. Excellent written, verbal, presentation, and interpersonal communication skills. Proven ability to lead teams and hold employees and vendors accountable. Strong problem-solving skills and the ability to make sound decisions under pressure. High level of integrity, professionalism, discretion, and emotional intelligence. Proficiency with common business and property/community management software and technology.
