About the Role The Project Manager serves as the lead day-to-day strategist and client advocate on complex, high-value construction projects. This position combines hands-on project execution with client and consultant coordination, site oversight, and APM oversight and delegation, under the continued oversight of the Aspen Principal. The Project Manager partners with the Aspen Principal to support strategic growth and maintain accountability across multiple concurrent projects. Key Responsibilities Project Leadership Oversee multiple active projects from preconstruction through closeout, maintaining schedule, cost, and quality control. Serve as the primary client contact for assigned projects, ensuring proactive communication and issue resolution. Conduct weekly site visits to evaluate progress, confirm conformance with design intent, and identify risks. Lead OAC (Owner, Architect, Contractor) meetings and provide clear, concise updates to clients and SPG leadership. Financial and Contract Management Develop, monitor, and manage full project budgets and forecasts. Review and negotiate contracts, change orders, and consultant agreements to align with project objectives. Approve billings and cost tracking in collaboration with accounting teams. Identify and mitigate financial risks through diligent oversight and documentation. APM Oversight Provide guidance, delegation, and quality control for Associate Project Managers. Lead project reviews, ensuring consistency with company standards and client expectations. Serve as a technical and managerial resource for problem-solving and best practices. Client and Stakeholder Relations Build and maintain professional relationships with owners, architects, engineers, and contractors. Represent company interests with a fiduciary mindset and commitment to transparency. Contribute to client presentations, proposals, and business development activities. Risk, Quality, and Schedule Anticipate and resolve project issues before escalation. Ensure alignment between design, construction, and contractual requirements. Maintain detailed project documentation, ensuring compliance with company protocols. Position Requirements & Qualifications Experience 5-10 years in construction project management, ideally including experience in an Owner's Representative or leadership role, or in an adjacent field - Architecture, Interiors, Real Estate, or Construction. Proven track record managing high-end residential and commercial projects to successful completion through challenging circumstances. Experience supervising or mentoring junior project staff (e.g., Associate Project Managers) preferred. Based in Aspen or the Roaring Fork Valley; local residency strongly preferred for regional knowledge and housing stability. Education Bachelor's degree in Architecture, Interior Design, Engineering, Construction Management, or related field preferred. Technical Skills Proficiency in Microsoft Office Suite, Microsoft Project, and platforms such as Procore, PMWeb, and Bluebeam. Strong understanding of cost control, contract law, permitting, and risk management. Active adoption of AI integration and skills in project management. Competencies Excellent written and verbal communication. Strong organizational, analytical, and leadership skills. Calm and professional under pressure. Ability to manage competing priorities across multiple projects.

Physical Requirements:

Must be able to navigate construction sites and other project areas, which may involve varying terrain and conditions. Ability to perform site visits that may include standing, walking, or climbing for extended periods. Must be capable of lifting and carrying items up to 20 pounds occasionally. Visual acuity and manual dexterity required for reading documents and operating computers. Compensation Base Salary:

$165,000-$185,000, depending on experience.

Performance Bonus:

Administered separately under Springpoint's bonus program.

Benefits Vacation:

You will begin to accrue two weeks (80 hours) of annual vacation on your start date. Vacation time will accrue during the Introductory Period but may not be used until the successful completion of said Introductory Period.

You will become eligible for these benefits on the 1st of the month following 30 days of full-time employment.

Springpoint Group provides life insurance and long-term disability insurance at no cost to the employee. In addition, you have the option of obtaining additional life insurance coverage at a favorable cost to you.

Retirement Program:

You will be eligible to participate in the 401(k) Program beginning the first of the month following completion of your Introductory Period. Springpoint Group contributes three percent (3%) of your gross earnings regardless of your participation level.

Auto/Business Travel:

Business mileage will be reimbursed at the standard rate determined by the IRS. Additionally, you will be reimbursed for any toll charges incurred when traveling for business purposes.

Bonus Potential:

You will be eligible to fully participate in the Company's bonus program after the successful completion of the 90-day introductory period. Bonuses are earned and distributed on a semi-annual basis.

Other Terms:

Springpoint will provide you with a computer. The Company will also offer you a cell phone or reimburse up to $100 per month towards your personal cell phone bill.
