Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Multifamily Property Management / Affordable Housing Position Overview We are seeking an experienced Property Manager / Community Manager / Site Manager with a strong background in affordable housing, LIHTC, HUD, and multifamily property management. The Property Manager will oversee the daily operations and long-term performance of a multifamily affordable housing portfolio, including light travel between assigned properties. This position will lead administrative and maintenance team members while maintaining strong performance in occupancy, rent collections, resident retention, compliance, recertifications, property inspections, maintenance operations, budgeting, and financial management. The ideal candidate has at least three years of progressive property management experience and hands-on knowledge of Low-Income Housing Tax Credit (LIHTC), HUD programs, Public Housing, Fair Housing, affordable housing compliance, and income-restricted housing. Key Responsibilities
Property Operations & Financial Management
Oversee day-to-day multifamily property management and affordable housing operations
Manage rent collection, delinquency, bad debt, vacancy loss, lease renewals, occupancy, and resident retention
Monitor property financial performance, operating expenses, rental income, and budget expectations
Process and monitor accounts payable, invoices, vendor expenses, and property operating costs
Optimize rental income while maintaining compliance with applicable affordable housing program requirements
Maintain strong relationships with subsidy programs, housing agencies, vendors, and community partners
Identify cost-saving opportunities and provide input regarding capital improvements and capital planning
Affordable Housing Compliance
Maintain compliance with LIHTC, Low-Income Housing Tax Credit, HUD, Public Housing, Fair Housing, and other affordable housing programs
Oversee annual recertifications, interim recertifications, income certifications, resident files, eligibility documentation, and compliance reporting
Maintain accurate resident files and documentation in accordance with regulatory requirements
Monitor affordable housing waitlists and occupancy requirements
Ensure leasing and occupancy practices comply with Fair Housing laws and affordable housing regulations
Prepare the property and resident files for compliance reviews, audits, and regulatory inspections
Maintenance & Property Inspections
Conduct routine and daily property inspections
Maintain communities in inspection-ready condition
Oversee maintenance operations, service requests, work orders, preventive maintenance, unit turns, make-readies, and vacant unit preparation
Partner with maintenance personnel to ensure repairs and unit turnovers are completed within established timeframes
Monitor vendor performance, maintenance expenses, and property conditions
Support successful regulatory, agency, and property inspections
Identify potential safety, risk management, and property compliance concerns
Leasing, Occupancy & Resident Relations
Maintain strong occupancy and resident retention
Oversee leasing activities, applications, waitlists, renewals, and move-ins/move-outs
Deliver professional and responsive resident relations and customer service
Address resident concerns and resolve escalated issues
Promote a positive community environment and high-quality resident experience
Ensure timely completion of lease renewals and recertifications
Team Leadership
Supervise, coach, and develop leasing, administrative, and maintenance personnel
Establish performance expectations and accountability for property operations
Train team members on Fair Housing, affordable housing compliance, risk management, property inspections, resident relations, vendor management, and property management software
Foster a culture focused on professionalism, compliance, resident service, and operational excellence
Property Management Systems
Utilize RealPage OneSite / OneSite for property management operations, resident records, leasing, reporting, and compliance
Maintain accurate property, resident, financial, and compliance information within property management systems
Required Qualifications
Minimum 3 years of Property Manager, Community Manager, Site Manager, or multifamily property management experience
Minimum 3 years of affordable housing property management experience
Hands-on experience with LIHTC / Low-Income Housing Tax Credit properties
LIHTC certification required
Working knowledge of HUD, Public Housing, affordable housing compliance, income-restricted housing, and Fair Housing
Experience with recertifications, income certifications, resident files, compliance documentation, and property inspections
Strong knowledge of occupancy management, rent collections, delinquency, budgeting, financial reporting, leasing, and resident retention
Experience supervising leasing, administrative, and maintenance teams
Strong leadership, communication, organizational, financial management, and problem-solving skills
Experience with RealPage OneSite preferred
Ability to travel locally between assigned properties
Ability to work one half-day Saturday per month
Ability to perform property inspections requiring walking, climbing stairs, bending, and reaching
Preferred Industry Credentials Additional affordable housing credentials or training are highly desirable, including: HCCP

TCS - Tax Credit Specialist
SHCM - Specialist in Housing Credit Management
CPO - Certified Professional of Occupancy
