Our vision is an equitable Greater Paterson region where all people have access to the transformational power of safe, stable, affordable housing. The Property Manager oversees, executes, and maintains Passaic County Habitat for Humanity's new construction warranty program, vacant land, offices, critical repair program, and assigned rehabs/recycles in the organization's build schedule. Responsibilities Responsibilities include but are not limited to the following: New Construction Warranty Program o Inspect properties for transition to homeowner occupancy o Work with construction site supervisors to correct all noted defects o Weekly projection of schedule for emergency calls o Manage call log and respond based on emergency level o Manage site repairs o Order and track all warranty related items Property Inventory Maintenance o Coordinate and execute property maintenance contracts for vacant lots o General upkeep of property inventory o Maintain fencing and security of sites Office Maintenance o Coordinate and execute property maintenance contracts for the office o General upkeep of office o Oversight and completion of any office special projects including renovation Critical Repair Programs o Scope proposed work for financially eligible families o Develop project budgets and timelines o Execute completion of approved repairs on budget and schedule utilizing sub-contractors, staff, and volunteers as appropriate Rehabs/Recycles o Prepare budgets and schedules for rehabs and recycles o Execute completion of rehabs/recycles on budget and schedule utilizing sub-contractors, staff, and volunteers as appropriate
Qualifications:
5+ years of hands-on construction experience preferably in an urban environment. Subcontractor management experience and knowledge. Construction estimating experience. Project management skills including ability to effectively handle multiple tasks, detail-oriented, good time-management and organization skills.
Effective Communication Skills:
o Ability to document, receive and share project information via phone and email. o Ability to represent PCHFH in a professional manner; professional at setting priorities and coping with competing demands Ability to work with diverse groups of people, as well as independently; leader and team skills - focused on building relationships. Ability to exercise judgment and discretion is critical to success. Supervisory experience preferred. Proven track record of managing and successfully delivering multiple projects simultaneously on budget and schedule.
Computer skills required:
MS Office (word and excel). Experience with construction project management tools a plus. Bilingual in Spanish & English.
