A Property Manager manages operations for an apartment building or complex. Recruits and screens tenants for apartments, collects rents and security deposits, responds to requests or complaints from tenants, supervises maintenance and repairs; oversees payment of bills, insurance, taxes and recordkeeping. Manages property and services on behalf of a community association, for properties such as condominiums or cooperatives. Collects fees or dues, responds to requests or complaints, supervises maintenance, oversees work done by contractors, and provides accounting of income and expenses. May also assist owners or a board of directors with regulatory compliance or compliance with community association rules. Manages the operation of commercial or residential properties. Oversees the collection of rents and payment of bills, taxes and insurance for properties, and provides property owners with reports on finances and the status of properties. Directs leasing operations, or equipment and machinery rentals, for a company or business. Determines charges and prepares rental or lease agreements; supervises inventory, equipment maintenance and recordkeeping for leasing operations.

Job Description

Position Summary Opus Management Group is seeking a dynamic, results-driven Property Manager to oversee day-to-day operations at our residential communities in Staunton, VA. The ideal candidate will be a hands-on leader with a strong background in leasing, collections, team development, and resident relations. Key Responsibilities Oversee all operations of assigned properties, including leasing, maintenance, resident satisfaction, and financial performance. Ensure occupancy targets are met or exceeded through active leasing and marketing strategies. Supervise and develop on-site teams, including leasing professionals and maintenance staff. Maintain accurate rent rolls, process renewals, and manage delinquencies in line with company policies. Coordinate unit turns and ensure timely, high-quality delivery of make-readies. Conduct regular property inspections and maintain curb appeal. Monitor budgets, control expenses, and prepare monthly reports for leadership. Enforce lease terms, community rules, and manage resident concerns with a service-oriented approach. Foster positive relationships with vendors, contractors, and community partners. SQualifications 3+ years of property management experience required; affordable housing or tax credit experience a plus. Strong leadership, organizational, and interpersonal skills. Proficiency in Yardi or similar property management software preferred. Knowledge of Fair Housing regulations and landlord-tenant laws. Ability to multitask and manage competing priorities in a fast-paced environment. High school diploma or equivalent required; college degree or industry certifications (e.g., CAM, ARM) preferred.
