Loan Officer Assistant Position:
Full-time, in-office, hourly + per-file bonus on funded loans Overview We're hiring a Loan Officer Assistant who can operate with the technical precision of a processor and the polish of a salesperson. You'll be the right hand to our originators — owning files from intake through submission while serving as a primary point of contact for borrowers. Your two core functions are registering new files cleanly and calculating income accurately. Everything else flows from there. Core Responsibilities File registration. Register new loans in our LOS with complete and accurate borrower, property, and loan data. Run AUS (DU/LP) at intake and interpret findings to surface weaknesses early. Issue initial disclosures within TRID and state compliance timeframes. Income calculation. Calculate qualifying income across all documentation types — W-2 wage earners, self-employed (Schedule C, K-1, 1120/1120S, partnership), rental properties, commission and bonus, retirement, Social Security, and non-traditional sources — applying current Fannie, Freddie, FHA, VA, and USDA guidelines. Identify add-backs, depreciation, one-time income, and trends that affect qualification. Borrower communication. Speak with borrowers directly to request documentation, set expectations, and walk them through next steps. You sound like a trusted advisor, not a clerk, and you protect the LO's relationship with every interaction. Documentation and coordination. Order and review paystubs, W-2s, tax returns, bank statements, VOEs, title, appraisal, and HOI. Coordinate with processors, underwriters, title, escrow, real estate agents, and listing agents to keep files moving. Pipeline management. Track file status, flag aging conditions, and keep CRM notes detailed enough that any team member can pick up a file and know exactly where it stands. Qualifications 2+ years in mortgage as a processor, junior processor, LOA, or comparable role Strong income calculation skills — comfortable reading personal and business tax returns Working knowledge of agency guidelines and common lender overlays Proficiency with at least one major LOS (ARIVE, Encompass, Calyx, or similar) and standard office software Excellent written and verbal communication; able to switch tone between underwriter, agent, and borrower NMLS license a plus; bilingual (Spanish) a plus Compensation and Schedule Hourly base, in-office at our San Diego office, standard business hours Per-file bonus on every funded loan — earnings scale directly with pipeline output Standard benefits packagePay:
