Work Performed:
Plans, organizes, and controls functions and activities of all areas (Residential, Retail and Office) of services under the scope of the contract. Constantly reviews and evaluates existing programs, services, and procedures. Develops, implements or guides implementation of new and/or modified property janitorial programs, services, policies and/or procedures. Meets with client administrative and supervisory staff to plan, organize, coordinate, and/or communicate programs, services, policies and/or procedures. Monitors flow and quality of work to assure timely completion of workload and adherence to the contractual Scope of Work, Service Level Agreements for each are (Residential, Retail and Office), Key Performance Indicators, and the client's standards and regulations. Ensures adequate inventories of supplies and approved requisitions for equipment and supplies as authorized. Assist in the preparation and managing of budgets. Prepares and maintains a variety of departmental records and reports. Prepares monthly reports for clients according to ESCFederal procedures. Provides a "hands on" approach to all janitorial aspects of the property. Personally, responsible for all equipment maintenance details and expected to complete all feasible repairs. Manages and ensures compliance with State, or local regulatory and code requirements; ensures compliance with federal and local work place safety regulations. Oversees the completion of a variety of management functions. Monitors work performance and prepare and/or reviews performance evaluations for assigned personnel. Schedules and approves vacation and holidays. Orients new employees and develops training procedures for assigned personnel. Resolves staff complaints or payroll concerns. Performs counseling and disciplinary responsibilities as required. Interviews applicants and recommends qualified individuals for hire. Informs employees of employee relations and recognition programs, answers questions regarding it, or refers them to appropriate resources. Assists in the planning, coordination, and monitoring of post construction cleaning. Administers Project requisition and approval processes with client, as specified in client or owner agreements. Communicates through the Work Order system of any facilities problems Interviews independent contractors as needed to obtain and analyze bids, for major janitorial jobs (Windows or Floors) Submits bids and recommendations / specifications to administration for consideration. Serves as liaison with sub-contractors to maintain a high-quality janitorial standards.Job Specifications:
At least 2 years of janitorial or housekeeping experience. Previous supervisory or management experience preferred Must have a valid driver's license Strong organizational and communication skills Ability to work independently and as part of a team Must be to work flexible hours, including evening, weekends, or varying shifts as needed Reliable transportation and dependable attendance Demonstrated ability to manage large teams of staff employees Experience with building, maintaining and adjusting schedules Client service attitude Comprehensive knowledge of floor and surface Knowledge of Microsoft Word and Microsoft Excel. Bilingual (English/Spanish) a plus.Shift:
