Property Maintenance Technician Job Description As a Property Maintenance Technician, you will be responsible for performing a variety of maintenance tasks to ensure the proper functioning and appearance of residential properties. This role requires a blend of manual skills and technical knowledge to repair and maintain plumbing, electrical systems, HVAC systems, and building surfaces. Responsibilities Repair or replace plumbing fixtures and pipes, including toilets, sinks, drains, valves, and controls. Unclog clogged fixtures and pipes. Troubleshoot and repair electrical ranges, including replacing burner controls, switches, heating elements, and door handles. Repair or replace electrical systems and components, such as switches, outlets, lighting fixtures, circuit breakers, fuses, and electrical wiring. Repair HVAC systems and components, including air conditioner filter replacement, furnaces, fans, blowers, thermostats, and controls. Prepare walls for painting, clean stoves and refrigerators, and perform general cleaning and repairs to building surfaces, fixtures, systems, and equipment. Perform groundskeeping tasks, including trash removal, trimming, mowing, planting, and snow removal. Use a smartphone or laptop to receive and track work orders through a maintenance ticketing system. Essential Skills Knowledge of building maintenance and repair techniques. Proficiency in using hand tools and basic power tools. Ability to operate power and hand tools used in carpentry, electrical, and plumbing trades. Minimum of two years of experience in maintaining housing developments or equivalent education and training. Proficiency in plumbing and preventive maintenance. Additional Skills & Qualifications Possession of a valid driver's license. Must obtain NSPIRE inspections certificate within 12 months of employment. Willingness to provide emergency coverage after hours with a rotating on-call schedule. Why Work Here? Job Type & Location This is a Contract to Hire position based out of East Greenwich, RI. Pay and Benefits The pay range for this position is $24.50 - $24.50/hr.
