Purpose Statement:

The job of Maintenance is done for the purpose of maintaining facilities for students, staff, and the public to ensure they are safe, comfortable, and in good working order, performing preventative maintenance and repairs; and ensuring assignments are completed in a safe, budget conscious, environmentally friendly, and timely manner. This job reports to the Facilities Supervisor. Essential Functions Inspects facilities, systems and their components for the purpose of ensuring safety and identifying necessary repairs and providing an ongoing program of preventative maintenance. Diagnose, install, repair, and maintain HVAC equipment, or work with outside HVAC contractors as needed. Maintain HVAC control programs and systems. Make changes to control programs as needed. Diagnose, install, repair, and maintain electrical systems to include wiring, motors, machines, and equipment. Diagnose, install, repair, and maintain water supply and plumbing systems and equipment. Diagnose, install, repair and maintain general equipment and appliances. Repair and maintain structures to include framing, drywall, roofing repair, prepping and painting as needed. Finish and paint wood and metal surfaces. Build, repair, and install window frames, window glass, sashes, doors, door frames, locks, door checks, partitions, cabinets, shelves, and similar equipment. Install fixtures in facilities as needed. Travel from site to site during the day as needed to accomplish tasks. Welding and metal cutting as needed for repairs. Maintains tools and equipment for the purpose of ensuring the availability of items in safe operating condition. Prepare documentation for the purpose of providing written support and/or conveying information. Review and manage computerized work order request systems. Request equipment and supplies for the purpose of maintaining inventory and ensuring availability of required items. Respond to emergency situations for the purpose of resolving immediate safety concerns. Other Functions Assists other personnel as may be required for the purpose of supporting them in the completion of their work activities. Perform other relevant duties as assigned.
Job Requirements:
Minimum Qualifications Skills, Knowledge and Abilities SKILLS are required to perform multiple, non-technical tasks with a potential need to upgrade skills in order to meet changing job conditions. Specific skills required to satisfactorily perform the functions of the job include: adhering to safety practices; operating equipment used in building maintenance; and preparing and maintaining accurate records.
KNOWLEDGE
is required to perform algebra and/or geometry; read technical information, a variety of manuals, write documents following prescribed formats, and/or present information to others; understand complex, multi-step written and oral instructions; compose a variety of documents, and/or facilitate group discussions; and solve practical problems. Specific knowledge required to satisfactorily perform the functions of the job includes: safety practices and procedures; and methods, techniques, materials used in building maintenance and related repairs; use of Safety Data Sheets (SDS's). ABILITY is required to schedule activities, meetings, and/or events; gather and/or collate data; and use job-related equipment safely. Flexibility is required to work with others in a wide variety of circumstances; work with data utilizing specific, defined and similar processes; and utilize equipment under a variety of conditions for multiple purposes. Ability is also required to work with a diversity of individuals and/or groups; work with a variety of data; and utilize a variety of types of job-related equipment. In working with others, problem solving is required to identify issues and select action plans. Problem solving with data requires following prescribed guidelines and sometimes independent interpretation; and problem solving with equipment is moderate to significant. Specific abilities required to satisfactorily perform the functions of the job include: adapting to changing work priorities; basic mechanical aptitudes; adhering to safety practices; meeting deadlines and schedules; setting priorities; working under time constraints; working as part of a team; with frequent interruptions; maintaining confidentiality and communicating with diverse groups.
Responsibility Responsibilities include:
working under limited supervision using standardized practices and/or methods; operating within a defined budget and/or financial guidelines. Utilization of resources from other work units is sometimes required to perform the job's functions. There is a continual opportunity to impact the Organization's services. Working Environment The usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling; frequent climbing and balancing; use of ladders and lifts; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. Generally, the job requires 10% sitting, 60% walking, and 30% standing. The job is performed under some temperature extremes and some hazardous conditions. Experience A minimum of two years of experience working as a maintenance professional, carpenter, electrician, or in another skilled maintenance area preferred. Education High School diploma or equivalent. Required Testing Pre-employment Proficiency Test Certificates & Licenses Valid Driver's License and Evidence of Insurability Valid First Aid Certificate/CPR
