The pay range for this position is $24.00-$35.00 per hour . This is a full-time position scheduled for approximately 40 hours per week , generally Monday through Friday. Work hours may vary based on business needs. The successful candidate must be flexible with their schedule and willing to adjust days and times as needed to complete essential maintenance that cannot be performed during regular business hours due to patient flow and safety requirements. While shifts are variable, the typical weekday start time is 7:00am-3:00pm or 8:00am-4:00pm. Assists with development of department annual budget and controls maintenance budget for facilities. Manages, coordinates, and monitors all maintenance contracts with outside vendors. Assists CEO with negotiation of maintenance contracts. Oversees performance and maintains records of cyclical maintenance projects such as filter changes, spraying for pests, lawn fertilization, elevator maintenance, and fire sprinkler system. Assists and coordinates on assigned building projects, including directing repair, construction and renovation. Oversees building security and safety. Assists with development and implementation of disaster plan. Assists with training staff in evacuation procedures. Ensures adherence to clinic's security policies and procedures. Makes recommendations for changes to ensure a safe environment for patients and employees. Communicates with other departments via administrative meetings and direct communications. Prepares reports, keeps departmental records, statistics, and files. Participates in professional development activities to keep current with maintenance trends. Confers with utility companies, city and state inspectors and insurance companies regarding functional activities. Participates in insurance inspections and claims. Makes periodic inspections of all clinic facilities for cleanliness and appearance. Power washes exterior building and grounds as needed. Performs routine and specific repairing, remodeling and overhauling of equipment, furniture, cabinetry and fixtures. Repairs desks, file cabinets, chairs, furniture and fixtures. Touches up paint. Installs, repairs and cleans floor and wall coverings, changes light bulbs. Regulates building heating and cooling thermostats as wells as the exterior sprinkler system. Monitors outdoor lighting and signage. During inclement weather ensures outside areas (sidewalks and parking lots) are safe by shoveling, sanding and/or salting. Following established guidelines, purchases equipment, supplies and materials, such as nails, screws, and other items to be used in general maintenance tasks. Responds to emergency equipment problems and repairs or contacts third party for repair as needed. This includes, but is not limited to, minor plumbing repairs such as water leaks and plugged sinks and toilets; minor electrical repairs such as wiring and outlet problems; minor clean-up of spills such as blood, vomit, chemicals, and water. Coordinates subcontractor activities during remodeling projects. In doing so, contacts subcontractors to obtain project estimates and follows up to ensure projects proceed as planned. Maintains supplies and records for biohazardous waste management. Coordinates BioMed in conjunction with the Materials Manager and the surgery center: Anesthesia Machines Surgery Center Equipment Surgery Center instruments Clinic Equipment Clinic Instruments Keeps CEO informed of any unsafe items or conditions. Completes related work as required. Compliance with HIPAA, OSHA and Red Flag Rules Qualifications 1.
