The Maintenance Manager supports the Regional Maintenance Supervisor in overseeing maintenance operations for a portfolio of four Class A luxury townhome rental communities in Bucks County Pennsylvania and garden style apartments in Lansdale. This position is based out of Perkasie PA at Heritage Orchard Hill, the flagship community of Heritage Property Management. This position provides hands-on leadership to the maintenance team while helping ensure that all communities are maintained to high standards for appearance, safety, resident satisfaction, and operational performance. The ideal candidate is an experienced residential property maintenance professional with strong team building skills, excellent troubleshooting abilities, and a commitment to providing a high level of service in upscale rental communities. Key Responsibilities

• Assist and support the Regional Maintenance Supervisor with oversight of day-to-day maintenance operations across four Class A townhome rental properties.
• Supervise, train, schedule, and provide direction to maintenance technicians and other assigned personnel.
• Coordinate daily work orders, preventive maintenance, unit turns, inspections, and property improvement projects.
• Prioritize service requests and ensure work is completed accurately, professionally, and within established response-time standards.
• Perform and assist with troubleshooting and repairs involving HVAC, plumbing, electrical, appliances, carpentry, locks, fixtures, and general building systems.
• Support the Regional Maintenance Supervisor with staff performance, workload planning, scheduling, and quality-control inspections.
• Conduct inspections of vacant units, buildings, grounds, mechanical systems, and common areas.
• Coordinate apartment/townhome turnover activities to ensure homes are completed on schedule and meet Class A presentation standards.
• Assist with vendor and contractor coordination, including scheduling, monitoring work quality, and confirming completion of assigned projects.
• Assist purchasing as needed to maintain appropriate inventories of maintenance supplies, equipment, tools, and replacement parts.
• Help identify recurring maintenance issues and recommend preventive or long-term solutions to the Regional Supervisor.
• Together with the Regional Maintenance Supervisor, ensure compliance with company policies, safety procedures, applicable building codes, and fair housing requirements.
• Maintain accurate records related to work orders, inspections, preventive maintenance, inventory, and completed projects.
• Communicate professionally with residents and property management staff regarding maintenance concerns and service requests by phone and email.
• Assist with snow removal, storm preparation, emergency response, and other seasonal property requirements.
• Participate in the rotating on-call emergency maintenance schedule and respond to after-hours emergencies as required in person or by phone only.
• Assume maintenance leadership responsibilities when the Regional Maintenance Supervisor is unavailable.
• Travel between the residential rental communities as operational needs require. Qualifications
• Minimum 3 years of supervisory experience in residential property management maintenance required. Commercial experience a plus
• Demonstrated experience leading maintenance personnel within multifamily, townhome, apartment, or similar residential communities and/ or commercial sites.
• Strong working knowledge of HVAC, plumbing, electrical, appliances, carpentry, and general residential maintenance. Trade certifications a plus.
• Experience managing work orders, unit turns, preventive maintenance programs, and emergency maintenance.
• Ability to work hands-on alongside the maintenance team.
• Strong organizational and time-management skills with the ability to prioritize work across multiple properties.
• Professional communication and resident-service skills are appropriate for Class A residential communities. Excellent writing/email/phone communication skills.
• Ability to diagnose maintenance problems and determine/recommend appropriate repair solutions to management.
• Working knowledge of maintenance management/property management software and basic computer applications preferred.
• Valid driver's license and reliable transportation required for travel between properties. Clear background check required.
• EPA certification and/or HVAC certification are strongly preferred.

Physical Requirements Position requires regular walking, standing, bending, kneeling, climbing stairs and ladders, and working both indoors and outdoors. Must be able to safely operate maintenance tools and equipment, company vehicle, as well as capable of lifting/carrying materials commonly associated with residential property maintenance. Must be able to work outdoors during varying weather conditions when necessary. Schedule Full-time position. Regular schedule may vary based on property needs/events. Some evenings, weekends, holidays, emergency response, and participation in an on-call rotation is required. Ideal Candidate The successful candidate will work closely with the Regional Maintenance supervisor and effectively communicate all property operational needs from the field- on going. The candidate will be a dependable, hands-on maintenance leader who takes pride in maintaining high-quality residential communities. This individual should be comfortable balancing lead responsibilities with field work and be able to help coordinate maintenance operations efficiently efficiently across multiple properties while delivering excellent service to residents
