Job Description

The Maintenance Supervisor will oversee daily maintenance activities, support onsite technicians, manage preventative maintenance, and ensure the property is maintained to company standards. Experience in affordable housing is a plus, but strong multifamily maintenance experience is welcome. Candidates must hold a current HVAC certification to be considered. What You'll Do Lead and support the onsite maintenance team and help coordinate daily maintenance activities Prioritize and complete work orders while providing responsive service to residents Perform and oversee repairs involving HVAC, plumbing, electrical, appliances, carpentry, and general building systems Manage apartment turns and ensure units are completed efficiently and meet quality standards Conduct routine inspections of apartments, common areas, equipment, and grounds Develop and maintain preventative maintenance schedules Troubleshoot maintenance issues and determine the appropriate solution Coordinate vendors and contractors, obtain bids, and oversee work to ensure quality and timely completion Ensure work orders and maintenance activities are properly documented Assist with property inspections and ensure the community is maintained in accordance with company standards Support compliance with applicable safety, maintenance, and affordable housing requirements Respond to emergency maintenance situations as needed Partner with the Property Manager to maintain the community, support resident satisfaction, and achieve property goals Help train and develop maintenance team members and promote a strong service-oriented maintenance culture What We're Looking For 3+ years of apartment or multifamily maintenance experience HVAC certification required Maintenance Supervisor, Lead Maintenance Technician, or senior-level maintenance experience preferred Strong hands-on knowledge of HVAC, plumbing, electrical, appliances, carpentry, and general building systems Experience leading, mentoring, or coordinating other maintenance team members preferred LIHTC, affordable housing, or regulated housing experience is a plus, but not required Strong troubleshooting and problem-solving skills Ability to prioritize multiple work orders and maintenance needs in a fast-paced environment Strong communication and customer service skills Ability to work independently while partnering effectively with the Property Manager and onsite team Valid driver's license required Ability to perform physical maintenance work, including regularly lifting up to 50 lbs. #IND
