Job Description

About the Role We operate a portfolio of six short-term rental properties across Glendale, CA — a mix of single-family homes, a cottage, and apartment units spread across three buildings. We're looking for a hands-on Property Manager to own the day-to-day operation of these units end to end: guest experience, turnovers, maintenance, vendor coordination, and the landlord relationships that keep our lease arbitrage model running smoothly. This is not a desk job. The right person is comfortable being on-site multiple times a week, troubleshooting in person, and treating each property as if it were their own. You'll have real ownership over how these units perform.
Just as important:
we're actively looking to grow this portfolio, and we want a Property Manager who's hungry to grow with it. The ideal hire sees six properties as a starting point — someone who wants to help us source new units, build the systems that make adding doors easy, and eventually step into a larger role as the operation scales. What You'll Do Manage all six Glendale properties day to day — guest communications, bookings, check-ins/check-outs, and issue resolution across platforms (Airbnb, VRBO, direct, etc.). Coordinate and quality-check turnovers between guests, including scheduling cleaners, restocking supplies, and inspecting units to a consistent standard. Handle maintenance hands-on where appropriate and dispatch/manage trusted vendors for anything larger; track repairs through to completion. Serve as the primary point of contact for building landlords, HOAs, and neighbors — protecting the master lease relationships that the arbitrage model depends on and ensuring full compliance with lease terms and local STR regulations. Monitor pricing, occupancy, and listing performance; recommend adjustments to maximize revenue while maintaining strong review scores.
Keep each property guest-ready:
furnishings, amenities, cleanliness, and curb appeal. Manage local compliance — Glendale short-term rental rules, permits, TOT/occupancy tax filings, and any building-specific requirements. Track expenses, supplies, and basic performance reporting for the owner. Contribute to portfolio growth — help identify and evaluate new units, scout landlords and buildings open to arbitrage, and onboard new properties as we expand. Build and document repeatable systems and processes that make adding new doors faster and smoother over time. Respond to after-hours guest emergencies and urgent maintenance issues as needed. What We're Looking For 2+ years of property management or short-term rental operations experience , ideally including direct experience with lease arbitrage / rental arbitrage (managing units operated under a master lease rather than owned). A genuinely hands-on operator — someone who will show up on-site, walk the units, fix what they can, and stay on top of what they can't. Strong working knowledge of STR platforms (Airbnb, VRBO) and the operational rhythm of turnovers, guest messaging, and reviews. Experience managing cleaners, handypeople, and maintenance vendors. Comfort with landlord and HOA relationships — diplomatic, reliable, and protective of those partnerships. A growth mindset — someone genuinely excited to help scale the portfolio, not just maintain it. You think about how to do things better, take initiative, and want your role to grow as the business does. Excellent communication and organization; able to juggle six properties without dropping details. Based in or near Glendale, with reliable transportation and the flexibility to respond to issues across the portfolio. Familiarity with Glendale / Los Angeles County short-term rental regulations is a strong plus. Nice to Have Experience with property management or channel management software (e.g., OwnerRez, Hostaway). A network of trusted local vendors and cleaners in the Glendale area.
