Full Job Description Position Overview:

We are seeking a skilled and detail-oriented Estimator with specialized experience in commercial doors, frames, and hardware to join our team. The ideal candidate will have a strong understanding of Division 8 specifications and the ability to produce accurate and competitive estimates. Proficiency with SpecWorks and TOAD (The Only Architectural Door) software is required. Or other similiar software.

Key Responsibilities:

• Review architectural drawings, specifications (Division 8), and addenda to prepare comprehensive takeoffs and pricing.
• Develop accurate material and labor estimates for doors, frames, and hardware.
• Utilize SpecWorks and TOAD software to create hardware schedules, door/frame submittals, and quotation packages.
• Coordinate with vendors and manufacturers to obtain up-to-date pricing and product information.
• Analyze bid documents, identify scope gaps, and assess project risks.
• Work with sales, project managers, and procurement to ensure proper scope and pricing strategy.
• Prepare and submit proposals on time, including clear scope clarifications and exclusions.
• Assist in value engineering exercises and alternate product selections as required.
• Maintain detailed documentation and records for all estimates and communications.
• Participate in pre-bid meetings, job walks, and internal estimate review sessions.
• Experience with shop drawings and submittals.

Qualifications:

• Minimum 3-5 years of estimating experience in doors, frames, and hardware.
• Proficiency in SpecWorks and TOAD software is required.
• Strong knowledge of Division 8 construction specifications and product lines.
• Familiarity with fire-rating codes, ADA requirements, and security hardware.
• Excellent attention to detail, time management, and organizational skills.
• Strong written and verbal communication skills.
• Ability to read and interpret architectural drawings, schedules, and specifications.
• Experience with bid management software, MS Excel, and estimating tools is a plus.

Preferred Qualifications:

• Industry certifications (e.g., DHI AHC, CDC, or EHC) are a plus.
• Previous experience with government, K-12, healthcare, or commercial construction projects.
