About Muinzer Founded in 2002, Muinzer is a privately held real estate investment and management firm with a focus on student housing. The Muinzer team has successfully acquired, managed, and developed more than 5 million square feet of student housing, creative office, and urban retail space. Muinzer is seeking an experienced, highly engaged Property Manager to lead operations at Evergreen Auburn. The Property Manager serves as the on-site leader of the community and is responsible for the overall performance of the property, including team leadership, leasing, resident experience, maintenance oversight, financial performance, delinquency, property condition, and operational execution. The ideal candidate is organized, accountable, comfortable using technology and performance data, and able to lead a team while remaining actively involved in the day-to-day operation of the property. Key Responsibilities Property Operations & Leadership Take ownership of the day-to-day operations and overall performance of the community. Maintain a visible leadership presence and ensure property priorities are clearly communicated and executed. Establish and monitor daily and weekly priorities for office and maintenance teams. Monitor staffing, resident needs, leasing activity, maintenance activity, property conditions, and other operational priorities. Ensure company policies, procedures, and established workflows are consistently followed. Identify operational issues early and develop clear action plans to address them. Maintain regular communication with corporate leadership regarding property performance, staffing, resident concerns, maintenance issues, and other material developments. Complete required reporting and follow-up accurately and on time. Team Leadership Recruit, onboard, train, supervise, coach, and develop property employees. Set clear expectations and hold team members accountable for performance and assigned responsibilities. Create and manage office and maintenance schedules based on property needs and workload. Conduct regular team meetings and individual check-ins to review priorities, performance, and outstanding items. Address performance or conduct concerns promptly and appropriately in coordination with corporate leadership and Human Resources. Foster a culture centered on accountability, communication, teamwork, resident service, and consistent execution. Leasing & Marketing Take an active role in achieving property occupancy, pre-leasing, renewal, and revenue goals. Monitor traffic, leads, tours, applications, leases, conversion rates, follow-up activity, and overall leasing performance. Ensure leasing staff consistently and promptly follow up with prospective residents and guarantors. Review lead activity and identify reasons prospects are not converting. Ensure the team understands current pricing, availability, leasing priorities, specials, and competitive positioning. Monitor renewal activity and ensure residents receive timely communication and follow-up. Partner with Marketing and Asset Management on pricing, outreach, promotions, events, and leasing strategy. Maintain awareness of the Auburn student-housing market and relevant competitors. Resident Experience Maintain a visible and responsive presence for residents. Monitor resident communication, complaints, service requests, and escalated concerns. Ensure the team follows through on resident issues and closes the communication loop. Personally manage significant resident concerns and escalations when appropriate. Monitor resident feedback and online reviews and identify recurring service or operational issues. Support resident retention and maintain a positive community reputation. Maintenance & Property Condition Partner closely with the Maintenance Supervisor to ensure work orders, preventative maintenance, inspections, and property projects are completed timely and appropriately. Regularly review open and aged work orders and ensure emergency and resident-impacting items are appropriately prioritized. Conduct regular property walks to review curb appeal, grounds, building conditions, common areas, vacant units, and maintenance needs. Ensure leaks, water intrusion, life-safety issues, significant property damage, and other incidents are escalated and documented promptly. Identify recurring maintenance concerns and communicate potential capital needs or significant repairs to Asset Management. Monitor vendor performance and ensure outside work is completed to appropriate standards. Maintain oversight of unit turns, inspections, make-ready schedules, and move-in readiness. Financial Management Manage property operations with a focus on maximizing revenue, controlling expenses, and supporting net operating income. Review property financial performance and identify significant budget variances, revenue opportunities, or expense concerns. Assist with annual operating budgets and forecasts. Monitor rent collections, delinquency, payment arrangements, and collection activity. Ensure delinquency follow-up is completed consistently and in accordance with company procedures. Review and approve invoices as appropriate and ensure invoices are accurately coded and submitted timely. Monitor property spending and vendor activity against approved budgets. Identify opportunities to control costs while maintaining appropriate property and service standards. Systems, Reporting & Technology Use company systems and reporting tools to manage daily operations and monitor property performance. Ensure site staff consistently use required company systems and follow established workflows. Review operational data for accuracy and follow up on incomplete, outdated, or inconsistent information. Maintain accurate documentation related to leasing, residents, maintenance, delinquency, and property operations. Prepare and provide regular performance updates to corporate leadership. Be comfortable using technology as an integral part of daily property management, including leasing follow-up, resident communication, maintenance tracking, delinquency documentation, and reporting. Experience with EliseAI is a plus. Experience with Entrata or similar property management systems is also preferred. Turn & Move-In Lead planning and execution of annual turn and move-in operations. Coordinate staffing, schedules, inspections, vendors, unit readiness, and operational timelines. Ensure units are inspected, repaired, cleaned, and ready for incoming residents. Monitor turn progress and quickly address delays or quality concerns. Lead move-in preparation and ensure the site team is prepared to deliver an organized resident experience. Participate in post-turn and move-in reviews to identify opportunities for improvement. Risk Management & Compliance Ensure compliance with Fair Housing requirements, company policies, safety procedures, lease requirements, and applicable regulations. Ensure property incidents are properly documented and escalated. Maintain appropriate property records and documentation. Monitor property conditions for potential safety, security, or liability concerns. Ensure established procedures are followed regarding keys, unit access, emergencies, resident information, and property security. Qualifications High school diploma or equivalent required; bachelor's degree preferred. Minimum of 3 years of multifamily, student housing, hospitality, or comparable property management experience preferred. Previous Property Manager, Assistant Property Manager, General Manager, or comparable leadership experience strongly preferred. Student housing experience is highly preferred. Demonstrated experience leading, coaching, and holding teams accountable. Strong understanding of leasing, resident relations, collections, maintenance operations, budgeting, and property financial performance. Ability to review operational and financial data and translate findings into action. Strong organizational, time-management, and follow-through skills. Ability to manage multiple competing priorities in a fast-paced environment. Strong written and verbal communication skills. Comfortable addressing employee performance issues and establishing clear expectations. Strong customer service and problem-solving skills. Comfortable using property management software, CRM systems, mobile applications, and reporting platforms. EliseAI experience is a plus. Entrata experience is a plus. Knowledge of Fair Housing requirements and multifamily operating practices. Ability to work occasional evenings, weekends, or extended hours during high-volume periods, including turn and move-in. Ability to physically inspect units, buildings, grounds, and other areas of the property as needed.
