Job Description

No weekends. No on-call. Just a consistent M-F schedule at a well-run South Bay property. 8:00 AM - 3:30 PM daily (includes 30-minute lunch). Same schedule every week. If you're an experienced maintenance tech who values stability, quality work, and a property you can take pride in — this role is for you. About the Property We are a privately owned and operated multi-family community in the South Bay Area. Our occupancy consistently runs at 90-100% and our residents stay. We're a small team: a Resident Manager, a Property Manager, and you. Everyone here cares about the quality of the work. Position Summary This is a hands-on, self-directed role. You will manage your daily work routine, handle routine and repair work orders through property management software, maintain the property's common areas and amenities to a high standard, and work closely with the Resident Manager. You will not be micromanaged — but you will be held to clear standards that are documented and tracked.
Schedule & Compensation Hours:
30 hrs/week • Monday-Friday • 8:00 AM - 3:30 PM (30-min lunch included)
Pay:
$26- $30/hr depending on experience • Non-exempt hourly
Overtime:
Paid per California law (over 8 hrs/day or 40 hrs/week) Pay period: Biweekly • 60-hr pay period Sick leave: California-required paid sick leave (5 days/year minimum)
Weekends:
Not required • No weekend on-call rotation What You'll Be Doing Daily area routines — every morning before repair work:
Grounds:
perimeter walk and litter removal, magnolia leaf clearing, doggie station, parking area, pool perimeter, weeding and pruning as directed Pool area (outdoor): furniture setup, pool sweep, pH check (target 7.4-7.6), water level, chemical adjustments
Foyer:
mopping, vacuuming, glass cleaning, light fixture maintenance, air freshener Laundry room: machine cleaning (tops, gaskets, soap trays), floor mopping, lint clearance, air freshener BBQ area: trash, grease tray, propane check, stainless cleaning Work orders and repairs: Manage and complete assigned work orders in property management software — document with notes and photos Plumbing repairs: fixtures, faucets, drains, minor leaks
Electrical:
outlets, switches, fixtures (no panel work) Drywall patching, interior painting, carpentry, door and window hardware Appliance diagnosis and repair Landscaping — sprinkler system checks, seasonal plantings Unit turnovers: make-ready repairs, painting, punch list completion Property organization and compliance: Tool inventory accountability — daily log and return to labeled storage Chemical storage per Cal-OSHA requirements — proper labeling, SDS compliance Pool room and storage container organization and labeling
What We're Looking For Experience:
3+ years in residential multi-family maintenance Technical skills: Plumbing, electrical (light), drywall, painting, carpentry, appliances, landscaping, pool maintenance Organizational skills: Self-directed • manages own daily work queue • strong attention to detail
Technology:
Computer literate • comfortable with property management software on tablet/smartphone
Physical:
Lift 50 lbs • climb ladders and stairs daily • work in confined spaces
License:
Valid CA driver's license • clean driving record
Preferred:
