About Muinzer Founded in 2002, Muinzer is a privately held real estate investment and management firm with a focus on student housing. The Muinzer team has successfully acquired, managed, and developed more than 5 million square feet of student housing, creative office, and urban retail space. We are seeking an experienced, hands-on Maintenance Supervisor to lead maintenance operations at our Auburn community. This position is responsible for the day-to-day performance of the maintenance department, including service request completion, preventative maintenance, team supervision, vendor coordination, property inspections, and emergency response. The ideal candidate is highly organized, responsive, comfortable using technology to manage maintenance operations, and able to balance hands-on maintenance work with leadership and oversight of the maintenance team. Key Responsibilities Maintenance Operations Oversee daily maintenance operations and ensure resident service requests are addressed accurately and in a timely manner. Actively monitor open and aged work orders and prioritize completion based on urgency, resident impact, and property needs. Ensure work orders are properly documented, updated, scheduled, and closed through the company's designated maintenance platform. Perform and oversee repairs involving plumbing, electrical, appliances, HVAC, carpentry, locks, fixtures, and general building systems. Conduct routine property and unit inspections to identify maintenance issues, safety concerns, and preventative maintenance needs. Develop and maintain preventative maintenance schedules for building systems, equipment, units, and common areas. Maintain knowledge of emergency systems, water and electrical shutoffs, fire/life-safety equipment, and property infrastructure. Respond to maintenance emergencies and participate in the property's on-call rotation as required. Support unit turns, inspections, move-ins, and other high-volume operational periods. Team Leadership Supervise, train, schedule, and provide day-to-day direction to maintenance technicians and other maintenance personnel. Assign work based on team capacity, skill level, urgency, and operational priorities. Monitor productivity, work quality, and work-order completion. Provide coaching, training, and feedback to team members. Promote a culture of accountability, responsiveness, safety, and strong resident service. Provide input regarding employee performance, staffing needs, and maintenance department resources. Systems & Work Order Management Use the company's designated maintenance platform to manage service requests, scheduling, resident communication, and work-order completion. Ensure the maintenance team consistently uses required systems and follows established maintenance processes. Maintain accurate notes, documentation, photos, and status updates on maintenance issues as required. Identify workflow or system issues and communicate recommendations to management. Experience with EliseAI is a plus. Experience with Entrata or other property management and maintenance platforms is also preferred. Vendor & Inventory Management Coordinate vendors and contractors for repairs, inspections, and projects requiring outside expertise. Review vendor work for quality and completion. Maintain appropriate maintenance inventory and supplies while operating within established budgets. Identify repair-versus-replacement opportunities and communicate significant capital or recurring maintenance concerns to management. Maintain a clean, safe, and organized maintenance shop and storage areas. Resident Service Provide professional and responsive service to residents. Communicate appropriately with residents regarding scheduling, access, repairs, and follow-up. Ensure maintenance issues affecting resident experience are addressed promptly and thoroughly. Safety & Compliance Follow and enforce company safety policies, OSHA requirements, hazard communication procedures, and appropriate chemical-handling practices. Ensure maintenance staff use appropriate personal protective equipment and safe work practices. Immediately report significant property damage, water intrusion, life-safety concerns, or other incidents to management. Qualifications High school diploma or equivalent required. Minimum of 2-3 years of multifamily, student housing, hotel, commercial, or similar property maintenance experience preferred. Previous maintenance supervisory or team-lead experience strongly preferred. Working knowledge of plumbing, electrical, appliances, HVAC, carpentry, locks, and general building maintenance. Ability to diagnose maintenance issues and determine appropriate repair solutions. Strong organizational skills with the ability to prioritize multiple service requests and projects. Ability to lead and hold a maintenance team accountable for timely and complete work. Comfortable using mobile apps, maintenance software, and property management systems as part of daily operations. EliseAI experience is a plus. Entrata experience is a plus.

EPA/HVAC

certification preferred. Valid driver's license and reliable transportation may be required. Ability to communicate effectively with residents, coworkers, management, and vendors. Ability to lift 50 pounds or more and perform the physical requirements associated with property maintenance. Availability for emergency and after-hours maintenance response as required.
