Provide leadership to assigned custodial personnel and others as assigned for the purpose of maintaining a clean, sanitary, and attractive educational environment. Reports To Principal Supervises Custodians and other support personnel as assigned Essential Duties and Responsibilities (Employees in this position perform some or all of the following tasks. Other duties may be assigned.) Performs general maintenance work (including but not limited to basic carpentry, locksmith, painting, electrical, HVAC, groundskeeping, plumbing, etc.) for the school buildings, facilities, grounds, and equipment of HCS for the purpose of ensuring safe conditions for full use of all district facilities at all times and contributing to an ongoing program of routine preventative maintenance while adhering to appropriate health and safety regulations and codes. Inspects and performs needed repairs for equipment, furniture, fixtures, buildings, and other items as needed, including fabrication, installation, and general servicing and maintenance. Performs a variety of basic carpentry duties, including but not limited to constructing, fabricating, installing, repairing, and replacing various furniture, fixtures, buildings, and building components (e.g., doors, walls, signs, desks, counters, shelves, tables, chairs, benches, buildings, sheds, window frames, fences, stairways, etc.). Performs a variety of basic locksmith duties, including but not limited to installing, repairing, and replacing locks and lockable hardware for doors, windows, desks, etc. to ensure a safe and secure facility and to minimize property damage, loss, and liability. Performs a variety of basic painting duties, including but not limited to preparing, painting, and finishing a wide variety of interior and exterior structures and surfaces within the school district (e.g., walls, doors, buildings, furniture, etc.). Performs a variety of basic electrical repair and maintenance duties, including but not limited to installing, adjusting, troubleshooting, repairing, and replacing various facility equipment/components and system parts/components (e.g., ballast for lighting, lamp coverings, electrical receptacle plates, signs, etc.). Performs a variety of basic HVAC duties, including but not limited to operating, maintaining, inspecting and ventilation and air compressor systems and equipment. Responsible for bi-annual belt changing and coil cleaning of all school HVAC units. Report any major HVAC deficiencies to the core maintenance department for repair through the school district work order system. Performs a variety of groundskeeping duties, including but not limited to operating necessary equipment (mowers, trimmers, and other power equipment) for planting, fertilizing, pruning, mowing, and other general grounds maintenance and horticultural duties to preserve district grounds in safe and attractive condition. Performs a variety of basic plumbing duties, including but not limited to inspecting, diagnosing, installing, fabricating, repairing, and replacing various plumbing systems, fixtures, and parts (i.e., pipes, hot water heaters, drinking fountains, and other plumbing used for water distribution, irrigation systems, and wastewater disposal). Report any major plumbing deficiencies to the core maintenance department for repair through the school district work order system. Utilizes the school district’s online maintenance work order management system to enter and update data necessary to fulfill job functions and complete projects within the established time frame. Reads, analyzes, and interprets blueprints, maps, schematic wiring diagrams, and specifications; maintains required written and electronic records to appropriately document activities; and prepares reports for conveying information on work completed and materials used. Performs needed repairs on maintenance tools and equipment to ensure the availability of items in proper and safe operating condition and recommends re-ordering of maintenance supplies and equipment to supervisor where appropriate. Provides leadership to Custodians by contributing to the training and orientation of new hires; providing direction, support, and information related to the proper cleaning and sanitizing of schools and other facilities; and conducting audits of work performed as appropriate to confirm compliance with established standards. Assists Area Facilities Supervisor with coordinating work schedules to ensure sufficient coverage on a daily basis and oversees work activities for the purpose of confirming assignments are completed in timely manner. Cleans school buildings, facilities, and grounds on a daily or as-assigned basis, including dusting furniture; emptying trash; sweeping and mopping hard surface floors; vacuuming carpets; cleaning windows; washing walls, woodwork, lockers, and chalkboards; polishing surfaces; wiping handrails; cleaning and sanitizing restrooms and locker rooms; cleaning bodily fluids resulting from sickness or injury; sweeping and washing walkways, driveways, parking areas, and stairwells; and other tasks as assigned and/or scheduled. Prepares school buildings and facilities for daily operations, including opening doors, checking locks, cleaning hallways and sidewalks, and other tasks, at the beginning and end of each school day or throughout the day as needed. Identifies and addresses potential problems and/or hazards in and around work areas (i.e., classrooms, offices, grounds, halls, restrooms, cafeteria, multipurpose rooms, etc.) in order to prevent possible injuries and ensure site cleanliness and safety. Locks and secures buildings, facilities, and grounds (i.e., doors, gates, alarms, lights, etc.) to minimize property damage, loss, and liability. Responds to operational, and/or safety alarms and concerns, including facility damage, vandalism, etc., and notifies supervisor or appropriate personnel as needed. Completes minor in-school repairs, emergency repairs, and regular maintenance on custodial equipment, school furniture, and fixtures to ensure proper functionality and usability as needed. Replenishes classroom and restroom supplies daily or as needed or requested. Works with supervisor and school principals to identify and perform special project work, such as stripping and refinishing floors, moving and arranging furniture, and other tasks as assigned. May order approved custodial supplies and equipment as needed. Performs other job-related duties as assigned. Qualifications Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described, including related work experience in one or more of the building trades (electrical, HVAC, plumbing, electronics, etc.), as well as a willingness to work outside (if necessary) in inclement weather. Must be computer literate and possess a valid Alabama driver’s license. Physical Requirements Requires exerting 50-100 pounds of force occasionally, and/or 25-50 pounds of force frequently, and/or up to 10-20 pounds of force constantly.
