Job Description

Title Examiner Florida Title & Guarantee Agency Plantation, FL 33324 Florida Title & Guarantee Agency is looking to hire! The Title Examiner will review title commitments and perform on-line supplemental title searches to determine legal condition of property title and requirements needed to cure title defects as well as act to support the day-to-day production of the Centralized Title Services department. Purpose of Job The Title Examiner examines title reports, abstracts and registered property abstracts or similar title evidence for any title defects or adverse information that could affect the transfer of title and determines whether or not company should assume risk of insuring property. Job Duties and Responsibilities (Essential Job Functions) Common job activities are listed below; actual position responsibilities may vary. Refer to your manager or human resources for specific duties and performance expectations. 1. Analyze and summarize title abstracts and recorded documents which affect condition of title to property (e.g., security deeds, conveyance deeds and liens). Experience with reading long legal descriptions and familiarity with survey terms required. Search and examine public records to identify any encumbrances, tax liens or other defects that could affect the clear transfer of title. Be familiar with Florida Title Standards and laws affecting clearance of title exceptions Compare descriptions in the chain of title to determine if vesting deed legal description is correct.

Determine conditions required to obtain clear title through a foreclosure, deed in lieu, tax sale or other conveyance. Examine security deeds, liens, judgments, easements, plats, tax maps and surveys to verify legal description, ownership, restrictions, or conformity to requirements Analyze encumbrances to title, statutes and standards, and prepare report outlining exceptions and actions required to clear title. Prepare documentation of review and correspondence to transmit same with requirements to clear title to internal clients. Recommend solutions on files that are border line to insure. (75%) 2. Answer questions and initiate and follow-up on title issue resolution with Supervisor and external title partners. (20%) 3. May monitor progress of departmental staff to ensure that work is being produced in a timely manner. Assist in training for new staff members and in establishing internal procedures that will increase efficiency and quality. (0-5%) 4. May attend various sales meetings and teach educational sessions to help market title services. (0-5%) 5. Attend continuing legal education and real estate courses to remain current on the latest title issues. (0-5%) 6. Assist with any additional responsibilities, other duties and special projects as requested or assigned. (0 – 5%) Performance Expectations

Qualifications Education:
  • Bachelor’s degree or equivalent work experience.
Experience:
  • Four to Six years of experience with both residential and commercial real estate title and title insurance.
Knowledge and Skills:
  • Strong information technology skills are needed.
  • Working knowledge of general title policy underwriting standards
  • Proficient in software tools, including but not limited to Word, Excel, Adobe, Outlook, and the Internet.
  • Possess strong written and verbal communications skills as well as be detail oriented in completion of tasks.
  • Provide excellent customer service to internal and external customers
  • Be a team player and willing to help others in their department whenever necessary.
  • Extremely organized and be able to multi-task.
  • Takes initiative in face of obstacles and identifies what needs to be done and takes action.
  • Analytical and detail oriented, while working at a fast pace and capable of multi-tasking.
