This role requires a seasoned professional who can handle complex commercial and residential transactions independently while collaborating effectively with our diverse team of attorneys, underwriters, and support staff. What You’ll Do Conduct comprehensive title examinations on commercial and residential properties throughout New York State, with emphasis on Monroe County and surrounding regions Research complex chain of title issues including refinances, purchases, construction loans, and commercial transactions Navigate New York State-specific recording systems, municipal searches, and tax jurisdictions Resolve sophisticated title defects involving estates, trusts, corporate entities, and municipal liens Prepare detailed title commitments and policies in accordance with underwriting guidelines Mentor junior staff and provide technical guidance on challenging title issues Lead training sessions and facilitate knowledge sharing across the team Contribute to development of best practices and procedural documentation Build and maintain professional relationships with local attorneys, lenders, and municipal offices Adapt to evolving technology platforms while maintaining accuracy and efficiency standards Required Experience & Skills Minimum 10+ years of title examination experience specifically with New York State properties Proven track record with both residential and commercial real estate transactions Expert knowledge of NYS Real Property Law, including recent legislative changes Experience with refinance transactions, construction-to-permanent loans, and complex commercial deals Proficiency with multiple title software platforms and county recording systems Strong problem-solving abilities for unusual title scenarios Must be able to work full-time in our Rochester office (hybrid options available after initial period) What We Value in Team Members Collaborative mindset
