POSITION SUMMARY
The Manager of Custodial Services at Framingham Public Schools is a critical role responsible for ensuring the cleanliness, safety, and overall maintenance of all district facilities. This position involves overseeing a team of custodial staff, implementing cleaning protocols, and collaborating with various departments to meet the facility maintenance needs of the school district. Additionally, the manager will play a key role in recruitment, retention, training, and evaluating custodial staff.

CERTIFICATES, LICENSES, REGISTRATIONS
Valid Massachusetts Driver’s License.
TRAINING AND EXPERIENCE
High School graduate with additional technical or vocational school education and 5-7 years of experience supervising building housekeeping personnel, or an equivalent combination of education or experience. Prior experience in a school setting preferred.
Prefer an Associate’s Degree in Facilities Planning and Management or related field, or two or more years of training beyond high school.
Comprehensive knowledge of the duties necessary for custodial operations in facilities, including preventative maintenance programs. Experience in requisitioning materials and equipment needed by custodial staff, including maintaining necessary inventory.

Effective communication, along with the ability to inspire staff, are vital skills for this position. The Manager should be adept at providing clear oral and written instructions while managing multiple tasks effectively. Proficiency in operating a personal computer and utilizing various tools and equipment is essential. Outstanding interpersonal skills are necessary, as the Manager frequently engages with school leaders, administrators, colleagues, parents, contractors, and other stakeholders. Problem-solving, leadership, and organizational skills are also crucial. Ability to direct, supervise, train, and evaluate staff effectively. Ability to collaborate with custodial staff. Knowledge of the methods, materials, scheduling, and tools/equipment used in maintaining buildings, grounds, motorized equipment, and vehicles. Ability to create spreadsheets to track supply usage and employ software systems for processing requisitions and purchase orders. The Manager is tasked with promoting and communicating the district’s mission, vision, goals, and values to students, parents, and the community. They must adhere to district policies as well as local, state, and federal laws and regulations. Prioritizing the safety, security, and welfare of themselves, students, and coworkers is essential. They must demonstrate respect for all individuals, free from discrimination or bias.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Works collaboratively with all staff throughout the District.
Leads, directs, and supervises a team of 70+ full time custodial staff, including any assigned seasonal and part time custodial staff. Leads the recruitment and interviewing of custodial staff, makes hiring recommendations and assists with the onboarding of new custodial employees.
Takes the initiative to identify and address custodial and operations issues that may arise.
Works closely and collaborates regularly with the Maintenance Supervisor to achieve departmental and District goals.
Assists the Director, or their designee, with implementation of discipline, including documenting issues, attending and participating in meetings, conducting interviews, providing feedback, and making recommendations on progressive discipline. Conducts building inspections, compiles detailed reports of findings, and reviews results with appropriate B&G staff to ensure all school properties are maintained to the highest standard possible. Meets with each senior building custodian regularly to address any performance concerns, review work orders, and accommodate staffing changes according to building needs. Conducts monthly meetings with all District Senior Custodians, including developing agendas and supporting documentation. Manages custodial staff training, including development and implementation of training for new hires, and appropriate ongoing training for existing staff. Analyzes workloads for facilities and makes recommendations to improve staff performance while ensuring a fair distribution of staff, supplies, and equipment. Contributes to the development of department objectives, plans, budgets, and goals by playing a role in conceiving and recommending various programs and services that support strategic planning initiatives and enhance the provision of quality services.
Assists in developing specifications for the purchase of materials, supplies, and equipment necessary for building and grounds maintenance. Works varied shifts, including beyond normal working hours at night and/or weekends, as required or directed, to effectively respond to emergencies and supervise personnel on all shifts. Manages the custodial equipment and supply inventory on an ongoing basis, identifies needed supplies and coordinates orders as needed to ensure buildings are appropriately equipped and stocked.
Maintains up-to-date MSDS binders at each facility for all cleaning products, ensuring full compliance with local and state regulations. Plans and supervises seasonal work such as snow removal, grass cutting, and landscape management.
Other tasks and special projects as required by the Director of Buildings and Grounds or their designee.

TERMS OF EMPLOYMENT
This is a non-bargaining position that operates in accordance with the School Committee Policy. The schedule for this role includes periodic early morning and evening shifts. Please be aware that the Manager may be required to work outside of regular hours, including nights and weekends, in response to emergencies or as directed by the Director of Buildings and Grounds to meet the needs of the department.
