JOB SUMMARY:

 Perform facilities grounds keeping and minor maintenance duties for the Memorial Campus property including painting, general preventative maintenance, minor plumbing repairs, cosmetic repairs, painting, pressure-washing, pool maintenance, trash pickup and removal and other minor maintenance as required. Participates in the organization’s continuous quality improvement efforts.

ESSENTIAL FUNCTIONS

Receives work assignments from Lead Maintenance Worker or Senior Director Administration.
Accomplishes assigned work orders.
Performs maintenance and cleaning of pool as required. May work independently or as part of the maintenance crew.
Maintains shop area in a clean and orderly manner, ensures that all tools and equipment are in good working condition and properly put away. Repairs equipment when necessary, and recommends equipment additions/replacements as required.
May lead volunteers or community service personnel assigned to landscaping and beautification projects as required.
Clean and wax floors, clean restrooms, refill paper dispensers, empty trash cans in assigned buildings as needed
Performs walk-through inspections of agency property as assigned and notes any work required and reports using Repair Requests as necessary
Inspects/maintains each agency vehicle as assigned
Each morning tours the campus and picks up debris and checks all trash containers on campus and empties as required
Makes scheduled pick-ups of supplies as assigned
Checks PM schedule board and performs items as required
Communicate pertinent information to Lead Maintenance Worker and/or Senior Director Administration on a daily basis.
Work within the philosophy and function of the Children’s Home Network
Attend staff meetings and training sessions as required
Perform other duties as assigned

QUALIFICATIONS
Education & Experience:

1. High School diploma or equivalent and at least one year experience in grounds keeping duties, custodial, or maintenance work preferred but not required.

Licenses & Certifications:

Must possess and maintain a valid Florida driver’s license with no record of criminal driving offense of license suspension. Must possess means of providing job related transportation and show proof of required insurance. Must be insurable under CHN’s current auto insurance policy.
Must be able to work flexible hours, including evenings and weekends if needed. Must successfully complete and maintain FDLE clearance, Federal background and state criminal background check and sexual predator screening.

Knowledge, Skills and Abilities:

Must be skilled in the safe and effective use of cleaning chemicals and machinery. Ability to work effectively as a team member
Must have basic mechanical skills

COMPETENCIES & PROFESSIONAL DEVELOPMENT
Annual Training Requirements:

The following training topics are required annually: Sexual Harassment, Blood-born Pathogens, Workplace Accident Prevention and Reporting, Confidentiality and Privacy Practices, Diversity/Cultural Competency, Child Abuse and Neglect Mandated Reporter Statutes and Methods, Crisis Prevention, and Program Goals.

ESSENTIAL PHYSICAL SKILLS

Able to lift at least fifty pounds.
Ability to communicate effectively, verbally and in writing

Visual:

ability to safely operate a motor vehicle, mowers and other lawn machinery, read printed materials, and make observations of physical facilities.

Hearing:

ability to understand and comprehend spoken dialogue in individual and group settings.
Frequent use of hands.
Ability to bend and stoop, climbs ladders, walk on roofs, crawl in attics •
