PORTER JOB DESCRIPTION

Reports to: Grounds Supervisor and/or

Maintenance Supervisor FLSA Status:

Full-Time, Non-Exempt

POSITION OVERVIEW

The responsibilities of the Grounds Porter position are detailed below. In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Grounds Supervisor and/or Maintenance Supervisor. The Grounds Porter should display a proactive, positive attitude and perform all job functions as described below.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES

Garbage collection and loose trash patrol Cleaning patios Moving furniture when necessary Empty pet waste stations Maintaining small hand tools and shop Pressure washing Cleaning of compactor area Checking sprinkler system and making repairs to heads, etc. Operating a golf cart and other equipment Planting flowers, shrubs and trees if required Operating blowers, back pack/ push blowers Handling gasoline and other chemicals Spraying insecticides Climbing and working from a ladder for certain jobs Making minor asphalt repairs to streets and paint parking lot Painting patios/balconies, breezeways, and railings Maintaining good communication and positive attitude with Co-Workers, Residents and Management Following safe workplace rules and practices in order to prevent on-the-job injuries. Working regular shifts and additional hours, when necessary, as directed by the Maintenance Supervisor. Performing other related tasks as needed

Ability to work a flexible schedule, including weekends Ability to resolve resident concerns while maintaining a friendly and professional demeanor Ability to apply sound decision-making Ability to demonstrate teamwork by assisting co-workers Ability to communicate professionally and adapt interpersonal skills to a variety of audiences Must have a valid Driver’s License Must have reliable transportation Irrigation experience preferred, but not required

While performing the duties of this job, the employee is continually required to: Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties. Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property. Kneeling, squatting, bending, overhead reaching, stretching, twisting, climbing stairs and lifting up to 75 pounds. Frequently use common office equipment, telephone, computer, keyboard, mouse, two-way radio, and variety of different keys.

POSITION SPECIFICS & BENEFITS

Full-time position; Monday through Friday 8:00 a.m. – 5:00 p.m. 96 hours PTO accrued each year for first two years of service 136 hours of PTO each year after two years and above 176 hours of PTO accrued each year after 7 years of service 401K with 3% Employer Contribution Health/Dental/Vision/Life Insurance available after 30-day waiting period Good background required 90-day probationary period
