JOB SUMMARY

Maintains grounds of community in order to enhance and maintain its curb appeal.

ESSENTIAL DUTIES AND RESPONSIBILITIES

include the following but are not limited to: Clean common, amenity and ground areas on a daily basis. Water and upkeep community landscaping as instructed. Spread salt on public passageways to prevent ice buildup. Rake, sweep, shovel as circumstances warrant. Responsible for daily upkeep of the community buildings and grounds that includes cleaning and removing of trash. Responsible for the care, maintenance and inventory of all supplies and equipment owned by the community and/or the company. Assist with “make-ready” and/or miscellaneous duties when requested by the Maintenance Supervisor or Community Manager. Other miscellaneous duties as required. Responsible for maintaining the required community uniform and ensuring a professional appearance and behavior at all times. Operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Responsible for reporting unusual or extraordinary circumstances regarding the community or residents; initiates action to correct unsafe conditions. Responsible for courteous, efficient response at all times. Responsible for thorough knowledge of company policies. Responsible for seeking educational opportunities and self-improvement for personal growth and development.

QUALIFICATIONS

EXPERIENCE

Less than high school education; or up to one month related experience or training; or equivalent combination of education and experience.

EQUIPMENT/MACHINERY/TOOLS

Required to gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of the following tools: Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.

LANGUAGE SKILLS

Ability to read a limited number of two- and three-syllable words and basic numbers. Ability to speak simple sentences.

MATHEMATICAL SKILLS

Ability to add and subtract two digit numbers and to multiply and divide by 10’s and 100’s.

REASONING ABILITY

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

TRAINING, CERTIFICATES, DESIGNATIONS

Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace, Fair Housing for Maintenance courses must be completed within 1 day of hire.
