Punch Tech/ Groundskeeper Lexington Property Management 2751 Hammondton Rd SE, Marietta, GA 30060 The role of Punch Tech/Groundskeeper is to assist in preserving and maintaining property and grounds within the community, so that they are safe and aesthetically appealing to residents and prospective residents. Essential Duties include the following (other duties may be assigned): 1. Complete the “make ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needs, obtaining needed supplies, and inspecting completed work. 2. Assists in other types of maintenance as needed. 3. Provide service to residents in a prompt and professional manner. 4. Complete service requests in a timely manner. 5. Complete preventive maintenance checklist. 6. Perform on-call duty for emergency or when assigned. 7. Keep uniform and personal appearance clean and neat. While performing the above responsibilities and assignments, you may be required to perform tasks that will require a great amount of physical exertion. Eos:
Use various hand tools and test equipment; these items may vary in weight from a few ounces to 40 pounds. Assist with air-conditioning compressors weighing from 40 pounds to 120 pounds, depending upon the size of the condensing unit Hand-carry and install air-conditioning condenser units weighing 100 to 250 pounds. Assists with inspection of vacant apartments to ensure that turnovers are completed in accordance with company guidelines. Assists in renovating the units making sure electrical, plumbing, and the unit as a whole is up to code after the renovation. Report any suspected lease violations to the Property Manager, such as illegal pets, fire, safety, sanitation issues, etc. Participates in after hours on-call rotation schedule and performs necessary emergency repairs. Inspects interior and exterior areas of the property to ensure safety and cleanliness, this includes property signage, lighting, landscaping, etc. Assists in inventory control by maintaining all work areas in an orderly fashion and reporting the need for any materials, supplies, or tools to the Lead Maintenance Technician. Ensures all property tools and equipment are maintained and in a fully functional condition. Maintains and open line of communication with site staff and superiors. Participates in any mandatory trainings such as fair housing, safety, non-discrimination, and harassment prevention. Responsible for pool upkeep Maintain ground pickup and amenities of property Complies with all company policies and procedures, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws. Ensure excellent customer service to all residents and promote a superior living experience at the community. Complete any additional or new tasks as assigned. In addition to the above, you will be required to lift and transport other items pertaining to maintenance (weighing up to 200 pounds) for the smooth operation of the property.
Qualifications:
Special Skills Required Must be people oriented with strong organizational and make-ready skills. Must have a sense of pride about a job well done, be courteous and tactful, and have a commitment to quality work. Must be capable of working with little or no supervision. Must have CPO certification/EPA is a plus One year in a maintenance position at an apartment community or a related position. Organization skills and attention to detail are essential. Must be mechanically inclined. Must be able to use all types of hand and power tools, Freon recovery machinery, air conditioning gauges and vacuum pumps. Must be able to work weekends and holidays. Must be clean cut, neatly dressed, and wear the proper uniform each day. Must have good character and background that can stand up under a thorough background check. Must be able to communicate to residents, both verbally and in writing, and receive residents’ concerns in a calm and open manner. Must have a valid driver’s license. Knowledge Technical aptitude
