Qualifications:
Prior experience in groundskeeping or general maintenance, preferably in multifamily housing or commercial properties Ability to work outdoors in various weather conditions and lift up to 50 lbs Self-motivated with strong attention to detail and a commitment to property cleanliness and safety Basic knowledge of tools and maintenance procedures is a plus Pool maintenance experience or certification is a bonus Reliable transportation and the ability to work a flexible schedule as needed Strong communication skills and a team-first attitude
Key Responsibilities:
Maintain daily cleanliness of all exterior areas including courtyards, walkways, parking lots, dumpster enclosures, mail centers, and recreational amenities Proactively patrol the property each morning and throughout the day to remove trash, debris, and pet waste to ensure a safe and attractive environment Ensure trash areas are clean and orderly; report any missed trash service or overflow issues Power wash breezeways, sidewalks, building exteriors, and pool decks on a routine schedule or as needed Clean and maintain common areas including the leasing office, clubhouse, laundry room, fitness center, and community restrooms Maintain the pool area: remove debris, clean furniture, and assist with basic pool maintenance if certified Perform minor maintenance tasks such as painting touch-ups, replacing exterior light bulbs, basic plumbing or carpentry under direction of the maintenance team Support unit turnover process including trash-outs, cleaning, and preparing apartments for new residents Assist with seasonal tasks including snow/ice removal, leaf blowing, and light landscaping or grounds repair Conduct regular safety checks around the property and report any hazards or maintenance needs Monitor and maintain stock of cleaning supplies and equipment Interact professionally with residents and team members; respond to resident concerns courteously and promptly
