Fair Housing regulations High school diploma or GED Driver’s License 1 year Communication skills Entry level Full Job Description Goodwood Court at Mid-City is a multi family property in need to fill its groundskeeper/porter position. The groundskeeper/porter is responsible for the upkeep of the property in order to enhance and maintain its curb appeal. The porter will also assist the staff, as directed, in their efforts to manage the property in an efficient manner. The Porter will conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, OSHA, and all other laws pertaining to multi-family dwellings.
General:
Physically walks the property on a frequent basis and removes litter, debris, cigarette butts and pet droppings from the grounds. It is especially critical that the following areas remain net and free of litter at all times: Management Office Business Center Pool Area Fitness Center Laundry Rooms Mail Rooms Pathways to show units/models Stairways and breezeways Dumpster/Compactor Areas Grounds adjacent to the road, in front of the office Walkways to and from and in between buildings Exterior Lighting Fixtures Parking Lots and drives Performs “trash-out” duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, and boxes. Transfers to dumpster/compactor or storage area, whichever is applicable. Transfers trash and other items left outside of dumpster/compactor into dumpster/compactor. Pick-up and sweep area. Details property on a regular basis. Assists with various physical tasks as directed by Maintenance Supervisor or Community Director. Assists with “make ready” duties when requested by Maintenance Supervisor or Community Director. Helps clean and maintain storage and shop areas. Ensures that storage areas always remain locked when not in use. Distributes resident communications to residents. Maintenance Supervisor or Community Director Preventative Maintenance/Safety:
Maintains awareness of proper safety precautions at all times. Checks and replaces exterior lighting on a regular basis. If certified for pool maintenance, clean and maintain pool as directed. Constantly observes condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions. Job Specification s
Specialized Knowledge/Skills/Abilities:
- Good communication skills
- Knowledge of Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multi-family dwellings.
- Knowledge of pertinent laws and EPA and OSHA regulations regarding safety and standards.
Education/Experience:
- High school diploma or equivalent required
- 1 year job-related experience required

- Positive working environment
- Frequent standing, bending, walking and climbing ladders.
- Ability to lift/carry up to 50 lbs.
