Groundskeeper IDP Properties – 5.0 New Orleans, LA Job Details Full-time $12 an hour 1 day ago Qualifications Continuous improvement Entry level Full Job Description The Groundskeeper reports directly to the Property Manager. It is essential that the Groundskeeperr report to work at his/her regularly scheduled work hours. The Groundskeeper must be able to “walk” the property on a regular and as-needed basis to perform his or her job duties. The Groundskeeper must have the physical capability to walk all around the property (including stairs), lift heavy items, and otherwise perform a variety of physical tasks. The duties of this position include, but are not limited to the following: General Responsibilities The Groundskeeper is responsible for the cleanliness, physical appearance & curb appeal of the property. Focused on keeping the community looking its best, the Groundskeeper/Porter is a visible team member to visitors & residents alike, maintaining a friendly, helpful & professional approach in all interactions. The Groundskeeper is responsible for the prompt and efficient performance of all tasks assigned by the Property Manager for continuous self-improvement of skills and expertise. A willingness to accept and follow the directions of others is required. Specific Responsibilities The Groundkeeper must arrange the daily schedule around the management offices. Any litter or debris is to be picked up every morning & to be completed no later than 9:30 AM of each business day. All other duties will be assigned according to their urgency, including but not limited to the following: Must be able to lift 80-100 lbs. regularly. Keep the property management office and landscaping clean by inspecting property each morning & picking up any trash littering the grounds. Replace light bulbs in the common area & breezeways as needed. Replace all first-floor window screens upon request. Assist with apartment make-readies as requested, such as trash in vacant units, caulk, check appliances & smoke detectors, replace parts, etc. Clean air conditioner vents & replace filters in all vacant apartments. Install, move & hook-up appliances. Replace air filters as scheduled for all occupied apartments. Clean the Common Area, Breezeways, scrub down area, pick up trash, etc. Perform light painting duties as directed. Assist the service technician or assistant service technician as needed. Deliver notices & flyers to residents as needed. Other responsibilities as may be determined. Overseeing the maintenance of exterior lighting, gutters, down-spouts, roofs and flashing, roadways, walks, swimming pools, laundry facilities, recreation areas, buildings, and grounds. Knowing the location of all water, gas, and power turnoffs, clean-out traps, fire hydrants, and fire extinguishers. Having available the telephone numbers of the police, ambulance service, fire department, power, gas, and water companies. Maintaining a clean, orderly, secure workshop. Attending all instructional classes conducted by IDP Property Management. Policing of the property and dumpster areas morning, evening, and on weekends. Thinking and working safely. Strictly observing company policy concerning service requests and property policies. If applicable, prepare for a government program and/or lender-sponsored physical inspections such as MORs and REACs. Work hours are set by the Regional Property Manager. Scheduled work hours are 8 a.m. to 5 p.m.

Also, the Groundskeeper will perform all other duties as may be assigned by the Property Manager or other supervisors.
